I was living at 62 Boylston when the waterpipe broke- and yes, it was due to bad maintenance. Luckily the flood just missed my unit. But others who were affected needed to move out of the apartment and into a hotel - which can be quite expensive if you do not have renter's insurance.
Though the location is great in the fact that it is close to restaurants, a movie theater, etc - it is slightly scary because there is a homeless shelter across the street. I actually was followed into the apartment one night by a homeless crack addict offering me drugs. It was so scary. And the doormen (who are supposed to be there 24/7) were nowhere to be found! The apartment also borders Chinatown, so if you are a female, I would recommend avoiding the Chinatown area after 7:30pm.
In terms of moving into the apartment, when I arrived on "move-in day," the unit was a mess. It was so disappointing. The carpet had massive stains and I demanded that it be replaced, which they reluctantly agreed upon. The carpet also was not vacuumed, so there were pieces of plastic, dirt, coins, etc all over the floor. The bathtub was clogged with long black hair from the previous tenant. Even the bathroom sink was clogged. The management was very rude when I politely explained the disappointing situtation. So moving in was not easy - it was exhausting because I had to thoroughly scrub down the apartment before unpacking.
From my experience, if there is ever a problem with your unit, and maintenance comes in to fix it, they leave a mess behind. I asked for my bathtub to be grouted and there was a white powdery dust covering my bathroom and the area next to it.
While living there, the ceiling leaked in the kitchen and the bathroom (it sounded like it was raining in my walls! and then the ceiling started dripping). Other than that, everything else was pretty much okay.
Management is rude and the doorment are not too polite to visitors.
The apartment building also is old, so it is a fire hazard - it's built like a maze. Believe it or not, there is no continuous staircase to the first floor. The staircases discontinue and then restart in another location. So it can be quite confusing - and kind of dangerous in terms of fire-hazards.
This obviously is not the best apartment, but it is not complete hell living there. I had a lot of good/fun memories there. And the good thing is that it's a super convenient location. There is a CVS right across the street. And another one around the corner.
So it's up to you...but I recommend checking out other places before settling.
