This review is based on a dealing I had with Anzalone Realty in a Realtors capacity. My roommate and I moved into a North End apartment (let by Anzalone) with 2 basement bedrooms in September 2004. We were very concerned by the dampness and musty nature of the basement, which suggested to me a water issue, and directed this question to the realtors before signing the lease, but were thoroughly assured by Anzalone that there had NEVER been a problem with water leakage in this property. Less than 3 weeks later, with all of my personal belongings in place, the bedroom carpet was flooded during a spell of inclement weather, at which point we were then informed by the property manager that the basement HAD in fact flooded as recently as 3 years ago, at which point the unit was declared uninhabitable. As we had not been allowed to speak with the landlord before signing the lease, and had to address all questions through Anzalone's proprietor (who incidentally had informed us that she was a long-term friend of the landlord), we had only her word to take on the subject. After a second bout of flooding less than 2 weeks later, we made the decision to move, and in doing so lost a significant proportion of our security deposit, a hefty $800 realtors fee each to Anzalone, not to mention moving costs, all thanks to Anzalone's dishonesty and eagerness to make a quick sale....a policy made even more evident when one of their reps brought some people to view our previous apartment (which they were also representing), and when we gave them an honest answer about the cost of heating the unit in the winter, she became hostile and angry and informed us that we had 'just killed her sale'. All in all, Anzalone Realty have done a superb job of warning me off Realtors for life. odusyNYCcZ7yL3Bj5JtG

Believe it or not, I just read this terrible letter concerning Anzalone Realty. Just because tenants say something, does not make it true. First of all, I am the proprietor of Anzalone Realty and I DO NOT GO OUT ON APPOINTMENTS. I do the paper work. Therefore, for these tenants to say that I said this or that is totally untrue. In speaking with the sales agent who rented this apartment, I find that they did in fact get flooded. The owner says that this is the first time that that happened since he addressed the problem three years previous. The owner did in fact return their full security deposit to them. He wanted them to stay. He offered to replace the rug. They hired an attorney and it was settled. Our usual practice is that if there is a problem, the tenants would contact us and we would get them another apartment without a fee. We have an excellent reputation in the neighborhood. We have been in business for 22 years and this is the first complaint I have ever encountered. I only wish I had known about it before it got printed on this web site. I have the owner's name and he would be willing to talk with you. In the meantime, I would like this taken off your web site as it is not accurate. Please call me to discuss this further. 617 367-1300. Thank you.

You want it taken off the site? This is America, where free speech reigns. Not to mention, while you did dispute some of the claims made by the tenants, you did not refute their entire story. What about the fact that they were not told of the flooding three years prior? what about them losing their realtor fee? Secondly, why should their complaint be taken off, but not your rebuttel? It is your story against theirs. Typical north end italian. So tied up in their own little world, they refuse to play by the rest of societies rule.

I have personal knowledge of this case and the realtor fee was in fact NEVER refunded even though this was requested - their attitude was such that 'the problem is now yours, not ours' and they proceeded to wash their hands of the entire episode. Isn't it funny how they are readily available to take tenants money up front but disappear when problems arise? The owner was a reasonable man but the same cannot be said of the realtors and it should serve as a warning to future potential customers of this company - once your money is paid to them, regardless of future problems - you can kiss it goodbye. As so well put by Anonymous - they live by their own rules and God help everyone else. Please leave this on the site - maybe having this information may prevent someone else falling into the same trap. Angry Anonymous

I have had friends that have lived at Anzalone's properties, and apparently Joanne is the worst one to deal with. I went to look for an apartment with them in 2007 and found everyone at Anzalone stand-offish and rude. And Joanne thinks it is her right to pick and choose tenants for certain buildings, all of which are owned by her or her "friends".

I would like to know what being Italian has to do with this.I'm Italain and I'm a real estate agent and I go way beyond to help my customers and if in fact they knew about the basement getting flooded and you can smell it its agianst the broad of realty ehtics not to tell the customer about the problem and for me its not worth my reputation to rent an apt like that. I will not lose my lic for $800.00 fee
