With so many tenants their are bound to be some who are unhappy.
Just as all landlords are not perfect neither are all tenants.
Sites like these are really designed for those who are unhappy to express themselves and rarely do they have happy tenants seeking out sites like this.
On the occasion that I have a tenant comment to me on how happy they are I might ask them to check out this sight to give a positive review.
Being the landlord to the 18-24 year old set is not always easy. I make myself available in numerous ways. I suggest to all that I am always available by email and respond the same day day. I also have a 24 hour live answering service to accept emergency calls. In addition I have a maintenance staff Monday through Friday to make the necessary repairs.
I welcome maintenance requests because these are my properties and I want them to be well maintained. If tenants tells me of a plumbing problem or a broken lock or window I want to hear about it or any other problem and fix it right away. If I am told about a heating issue I have many heating specialist who can respond. I have a contract with an exterminator to respond and communicate directly with tenants if there is ever an issue. I have many service personnel available to handle whatever situation arises.
With regard to security deposits they are all returned within 30 days of moving out which is required by law. If there are deductions because of apartment neglect the deductions are listed with the return of the deposit. It is necessary, however, for departing tenants to provide a forwarding address which they sometimes forget.
Above all I am available to have a face to face meeting with tenants who wish to express their needs and concerns and to insure that they are heard. It all about communicating.
My apartments are very nice and it terrific locations, the rents are not cheap and I understand that good service needs to be available.

I understand the frustration with dealing with 18-24 year olds, but it is VERY difficult to maintin communication only by email. I've been bombarded with emails from different people from Bay Realty demanding I send in paperwork with absolutely no notice. Of course, I'm happy to discuss this on the phone, but the numbers are either disconnected or not working! I agree that communication is VERY important, which is why these conversations need to be done on the phone WITHOUT threats and in a timely manner.

This post was put up by the landlord his email is right on top. The communication is very difficult to maintain because he doesn't communicate back. How can you communicate with a landlord that doesn't answer his phone or e-mail. Barry how does it feel to steal money from people?
