Beacon Realty Trust are cheap landlords. That's about it in a nutshell. The rent is as extortionate as any in Boston, and the (mostly "studio" (aka efficiency)) apartments are tiny (sometimes incredibly so: they showed me a "studio" that was the size of a small walk-in closet and barely large enough for a futon), furnished with hotel-room throwaways, with laughable kitchens and ancient brown shag carpeting. The management is basically unreachable, even for emergencies, outside of weekdays from 9-5, and maintenance request are put off as long as possible to save them $$$. When I moved in, the back burner in my "kitchen" had set the wall behind it on fire, and the paint was caked with nicotine stains. I was told that they might be able to get to it at a date 3 months in the future. One good point: their clientele is heavily international students attending Boston University, and they must all be really quiet and uncomplaining about the conditions, because one complaint letter and they started the maintenance the next day (however, I am now persona non grata at their office: "What do you want now'" Plus I anticipate a hefty rent increase due to the improvements made to the unit).
I have had no problems with rodents but a friend who also rents from them (a different building than mine, but along the same pattern) has had serious mice problems, with mice emerging from his burner unit, and no assistance offered by management. In fact, they wouldn't even plug visible holes for him, he's done it all himself.
Other trivia: when I was looking for an apartment, they wanted to show me units in one particular building, none of which had any kitchen whatsoever, other than a microwave. When I said I wasn't even interested in looking, they called me picky.
