Review of Longfellow Place (Bldgs. 1 and 4).
Lived here for three years. Renter beware!
Rental experience:
The leasing staff is an unpleasant crew who I assume is compensated by taking more money from you each year. They are under trained, under educated and insulting - especially after you've just forked over $25,000 for a full years rent! They also give better rental rates to people coming in off the street than to their existing tenants. The theory here is get tenants in and then get their money later and who really cares about the existing renters. This is not fare and should be legally analyzed as discriminatory.
Rule 1: Everything is negotiable!
Most rents on higher floors are around $2,000/mo. although they will cut you a deal if you are firm and willing to walk. You should also mention that you are looking at a few other buildings (i.e., Belvedere etc.). After a year they also attempt to jack up your rent although you can refuse and negotiate here. This is a painful process as you must be prepared for a fight and to deal with people who have been described above. Rates also vary widely. Some pay up to $1,000 more for the same unit!
Parking service stinks:
The parking in the building is $260.00/mo. for one spot. This is convenient however the card scanner to get in and out of the garage always fails. This is infuriating when you are in a rush and need to exit the garage. The parking staff of low skilled workers are put in a bad spot as they do not control these non-performing machines but ultimately get yelled at by angry tenants - frequently - who feel like they are paying a lot of money for such serious headaches. Again, the management of the building is to blame here. You as a tenant are a captive audience and they could care less.
Best apartments:
If you want a view of the city or harbor you must be on the 22nd floor or above. The apartments that face north are colder than others so they cost more to heat. The apartments that face east are bright in the morning but do face the harbor and airport. The apartments that face south have great sun all day and views of the city. The apartments that face west or southwest have beautiful sunsets and views of the city or Cambridge.
Remember: NEGOTIATE, NEGOTIATE, NEGOTIATE!!! And, only IF you can stomach the insidious price increases and parking garage that will make you angry.
Bottom line: Slogan should be changed. "If you lived here you'd be broke now." If you are a doctor and work in MGH this is a decent option if you can't buy yet otherwise I would not recommend this building.
