Moved in for one year while checking out rentals in Boston and have stayed for 16 years!!

Great location in Back Bay. Beautiful views of the Mother Church, day or night. Good mix of shops on the galleria walk -very handy when there's snow up to your waistline in January. Management and maintenance offices resolve problems within 24-48 hrs. Good concierge services on site and friendliest doormen in town. Noise factor on Massachusetts Avenue is noticeable at rush hour and when the Sox are winning over at Fenway and you ARE in the center of a city!! Best 'penthouse' laundry facilities in Boston plus one of the best maintained underground garages. And tales of MICE' Never seen one in 16 years. Enjoy the fireworks on the 4th from the spectacular views of the roof terrace. Finally, the "mix" of renters. Like most any building in the Back Bay, you have one or two "characters" and if that's your worry then stay in the 'burbs. City living is a patchwork quilt of many wonderful neighbors and experiences! Come see for yourself. mgFDbN4-dhkSMZ7zRmVH

Views are great, but you pay for them. Management can be abusive at times, so you better get on their good side. Mice in this building are real, it took me a lot of effort to get them to deal with the issue - it seems to relate to how high in the building you are. Maintenance is another issue, it's hit or miss - here too, the best is to stay in the good side of the "property managers", as they do have a lot of discretion over how miserable your life at home can get. You also better keep your doorman happy or your parcels can go "somewhere" and stay there, a place where they "keep looking" - although I have to say to be fair that this is quite rare. Finally, the 4th on the roof has an excellent view of the fireworks, but getting back into your apartment after that is not fun unless you are _very_ patient or can tele-transport. It is certainly too expensive for how much risk you take choosing to live there, unless you really need this particular, location or don't mind paying lump-sum for the entire remaining lease (typically 1 year), and just move on.
