Management -
My initial opinion of management was that they were professional and responsive. But that was during move-in and in the winter (the off-season). In the few times I have dealt with them since then I have been underwhelmed. For example, it took me *months* to get a bicycle permit. I called weekly and was told that the application was in the mail numerous times. It never was. Extremely unprofessional.
Also, beware -- you cannot rent month-to-month. You must do year-to-year leases. I was able to negotiate a four month lease while I figured out whether I was going to stay, but they increased my rent $100 for that period. Nevermind all the problems I will list below that should have resulted in a lower rent.
Maintenance -
Again, I've had a mixed experience. When I first moved in, they were quite responsive to all my complaints. In particular, any plumbing related complaints were handled very well. (I never complained about the wild swings in temperature in the shower though.) However, on other issues I have been very disappointed. Several times now I've called about a problem had a person come by about two or three days later at a time that was inconvenient for me (ie, when I had just got out of the shower or had company over). Through the door they said they'd come back, but never did.
Rodents -
I, too, have experienced the rodent problem. I lived here six months before I saw any, and then there was an infestation. The only response from Copley, on each complaint, was to send by an "exterminator" who simply tossed some poison behind the refridgerator. I had to set out traps myself and stay up late sitting quietly watching trying to figure out where they come from. I eventually found two entries and sealed them up with spackle.
Parking -
I use ZipCar and don't own a car, but if you expect to find parking in the Fens, especially during baseball season, you will be disappointed.
Noise -
The people upstairs clomp like crazy, but this is an apartment and without living on the top floor that's something that just has to be tolerated. Otherwise, the place is quiet with a quiet bunch of neighbors (this is 28 Queensberry).
Heat -
My biggest gripe is the heat. Oh man does it get hot in here. I leave all the windows open and fans running 24/7 even through the winter. It still remains frequently 20 degrees warmer inside than outside. I have a big a/c but have had to confine it to the bedroom because the heat is too overwhelming in the living/dining/kitchen area. Maintenance has been unable to help. In the winter the heat blasts like crazy. In the summer the hot water pipes and boilers in the basement are enough to make my first floor apartment miserable and unlivable. My electrical bill is outrageous.
An Anecdote -
A friend of mine applied to live in an apartment here. Her application was accepted. She rented out her current apartment and packed up her stuff. When she came to sign the lease, the Copley rental agent told her he changed his mind. This is a week before move-in date. He changed his mind. Her place was already rented. Conduct business in writing with this company.
Summary -
I've been a very good tenant. I complain very little. I fix everything within my own power to fix. I make little noise. Even so, I feel that management has pushed me away. They are unresponsive, unhelpful, and all too happy to lose tenants. I will not rent from the Copley Group again and I will advise my friends against it as well.
