Poor, inefficient management
From: -Anonymous-Date posted: 4/22/2005
Years at this apartment: 2002 - 2003
Their 70 Joy Street property is right next to subsidized housing in Beacon Hill. Who would have known' Thus there are sketchy characters around at day and night sometimes. There is no doorman, just a security access code to buzz open the front door, which they probably haven't changed in years. Thus all the former residents probably can still access the building-- a serious security issue.
My apt and also an upstairs apt got broken into in the span of a few months the year I lived there. Apparently the upstairs apt's doorknob was unscrewed loose during the day and the resident didn't find out about all her stuff being gone until after she got back from vacation (i.e. no neighbor called the police noticing a door was ajar).
The perpetrator of my burlgarized apt probably got in by slipping behind a resident as they buzzed open the door.
A lot of college students and lower/modest income residents live in this building because it is cheaper than most apts in Beacon Hill, thus some of the younger ones aren't very sharp about security. A young college student resident actually walked passed by my apt as the pepetrator was using a crowbar to break open into my apt and didn't think to call 911 right away, though she knew something was wrong enough to call the management company, who then called 911 way too late.
What's worse-- the management company takes advantage of cheap, immigrant labor. Several of the maintenance people are Latino immigrants and speak little or no English. When my apt got broken into, I had to miss 3 days of work because that's how long it took for the maintenance people to install a new door. 3 days' Come on. Sometimes the maintence people were late. But not only am I saying the maintenance is inefficient, but these poor immigrants are not being paid well--one told me $10/hour. What incentive is there for them to work hard' One time one of the maintenance workers took off while working on my door and another one was left behind. He seemed to be waiting for the other guy to come back, perhaps with more tools/supplies to fix my door. He spoke no English at all. I had to call my fluent Spanish speaker friend, put her on speakerphone, to find out what the hell was happening.
Before my apt was broken into, the management people were often rude to my maintenance requests. Not until I met them in person so I knew what they looked like and my apt got broken into were they nicer, probably because they thought I could sue.
One of the maintenance guys who wasn't a Latino immigrant and I talked about the manager of the building and he confirmed to me that she is a trust fund baby who couldn't care less about residents, and is just getting rich off the managment company's revenues (owned by her father) and doing the bare minimum in managing all these properties.
The "superintendent" of the building while I was there reminded of the Wayne's ex-girlfriend in Wayne's World, a total floozy who did crap and paid ridiculously cheap rent because of her role. She did squat.
Apts were dirty upon move-in because the apt people did not hire cleaning ladies to do cleaning. This superintendent basically mopped the floors and that's it. Countertops and showers were filthy and my boyfriend and I had to scrub them ourselves. To apologize they gave me a measly $35 off the rent. I argued this to no avail.
There is high turnover in residency, unsurprisingly.
DO NOT DO BUSINESS WITH STATE FINANCIAL SERVICES.
