When looking for an apartment I tried to do as much research as possible seeing as how this is the place I will be living in. I figured now that I have lived here, maybe I could pass along so info to help other potential renters. I will just list some simple pros and cons and you can make your decision on your own :)
This is coming from someone who was in the military and has spent ALOT of time moving around, and I have lived in a lot of apartments.
1.I will start off positive. The grounds look amazing. Everything is kept VERY clean and manicured.
2. Beware hidden late fees. The complex states they have not 'late fees' but go over 3 days, and you will receive harassing and embarrassing letters in your door everyday. Go much farther outside of three days and they will try to evict you. Even after your balance is paid in full, they will charge you legal fees on your next months rent. (They are shockingly quick to charge you these fees as well)
3. The clubhouse is kept in immaculate condition and is furnished rather well.
4. Beware of problems with your apartment. The maintenance men are horrible here. Given very nice, they take FOREVER to even fix a broken light (up to one week).
5. Parking. Parking is one of the biggest problems here. If you work a regular 9-5, you shouldn't have too much of a problem. Yet if you work even till 7 or later, watch out, you may be parking on the grass!
6. Watch out for people entering your apartment while your not home. I have received letters from the office on my foyer table. Doesn't take a genius to figure out my apartment was entered here. I'm assuming they had a letter to drop off and figured they would just come on in. Apparently they don't think their tenants are cleaver enough to figure this out.
8. Security. Having a buzzer at the door is amazing. One of the best things about heritage. I feel VERY safe when I am home. Safer than anyplace I have ever lived.
9. Garbage. The compactors get filled very fast. by the end of the weekend bags upon bags will be piled up out side the compactor, quite disgusting. On the bright side, the compactors are enclosed behind a fence so you don't see too much of it.
10. Inside the apartments are really really nice. up-to-date appliances and counters. Overall very easy on the eyes.
11.Snow. These guys are horrible with the snow. It can take hours for someone to even come out. And when they do its not much of a difference. Sidewalks are left un-shoveld for days. Salt is used every once in awhile.
12. The staff. The staff is horrible. All they do is give you typical responses to get you to leave the office. They say things will get done and/or fixed and never do. So do yourself a favor and never take these people serious.

I read this rating and have to agree on some things that the writer mentioned but not everything. The appearance of the grounds is one of their strong points and they have won beautification awards for it.
Their policy on late fees has changed over time that is for sure. I don't like that on the complex calendar it is posted that people who have paid their rent - their names are given to the lawyers for eviction. I am sure that they (property managers) have to have a system for collecting late monies, but it does show a certain lack of tact to post it on a calendar that goes out to the entire complex. About the maintenance men here - there are only two of them and the complex is rather large so some things probably do take longer than you would like. In an emergency though they certainly are quite responsive.
Having had an emergency lately I know this for a fact first hand.
As for people entering your aprtment without permission - I doubt that happens. Any time you need a repair or something you have to give them permission to enter your apartment. People can't be entering your apartment without permission. I agree with the garbage compactor and how quickly it can get filled up - there really should be a second compactor around here. There are some people though who wouldn't throw their trash out in the dumpster regardless of how full the dumpster is or isn't. As for the shoveling it is perhaps a little less than desired. Eveen if you rent a garage and pay extra money for it, you still have to shovel the slight incline plus all the snow that the plows push against the garage doors. I have been here just about five years and overall I am generally happy with the complx. Nothing is ever completely perfect but a person could do a lot worse.
