To begin with, I was one of the many who read these reviews and was apprehensive about the Rats situation. I do read a lot of reviews online before deciding on anything but let me tell you this - when it comes to Apt reviews, people are not that responsible enough to leave a positive note. What I mean is, most of the reviews left here are those unlucky few who've had a bad experience living here. Now, should that really matter to a point of changing your decision'
I've thought about the same and found out about the apt from the current residents; to my surprise, 3 guys who I met told that they didn't have a problem whatsoever. One lady in 812 however told that this apt has a history of Rat Problems. However, the management is taking all measures to fill the 'holes' in these apts and once they repair, rats have never shown up. The bottomline - Check your apt for any holes near the Kitchen Sink, Refrigerator, Oven. If there aren't any, then there is a very faint chances of rats showing up. Also think logically - Why would rats come and play in your house' Simple. Because you keep your place dirty and leave leftover food all over the place for days. People who've had problems, I bet are such people or atleast those who've had immediate neighbours like them.
As for me, I went ahead and signed the lease and now I'm a resident of the apt since last 2 months. Let me tell you, this is an amazing place to live in. Where in Cambridge would you get a 2 B/R semi luxury apt starting from 1800$ with charles river views, central A/C, indoor parking, very responsive management, next to whole foods, right next to Bus Stop, 10 mins from Central Square T' I've not seen rats and neither have I seen all the problems mentioned in the reviews here. My roommate is pretty happy this place and so is my girlfriend (who just doesnt want to leave :)).
The management was great. I had asked them to replace the kitchen stove nob and they did it the same day! The only downside (if at all) of this place, is that it is a mixed income Apt Complex. So you will probably not see an intellectual crowd or the kind of crowd you'd expect from a Backbay Luxury Condo, all the time. But again, its less than 30% of the apt and it doesn't bother me and it's very safe in here as well.
So before you act like a coward by letting GO, a genuinely nice apt with a possible weakness, judge for yourselves. Do your own review. Visit the apt once and talk to the current residents and then, only THEN, make your decision. I feel bad that nobody is coming fwd to write a good review and so here I am with my 2 cents - Come here and be my neighbour, you will not repent!

just don't rent apt 1311....prob still has a ceiling leak...I had to get the city of cambridge to cite Winn Management for unsafe housing and it took them 2 months to start patching it up. I moved out of the apartment, and the tenant after me suddenly moved out because the leaking started again and Winn Management notified him that they were raising his rent. Who would want that apartment....feel sorry for the people in that unit right now...
