BEST VALUE FOR YOUR DOLLAR...

I've heard a lot of talk on the property and read some of these reviews so I thought I would write my own review since I've seen first hand all of the changes that have occured here with "every" new owner since the very beginning so this is what I can share with anyone who's looking for an honest non-biased review.
I've been a resident here at Waterfall Hills since ----------- built these units as Springdale Manor in the mid-90's.
I have a beautiul 2 bedroom, 2 bath unit that I moved into when it was brand new. I'll start with the units. They are by far the largest most contemporary, comfortable units in the area. When priced by "square footage" they are the absolute best value for your dollar within a 10 mile radius. The apartments are painted and recarpeted for new tenants. The hallways are attractive and cleaned on a regular basis. I have seen "every" new apt complex built since I've moved here and by far nothing compares. No, not even Windsor Woods....
As far as the appliances/amenities in the units are concerned: not -----------, Archstone or Chestnut Hill Reality have "ever" denied any tenant to my knowledge a new appliance/ammenity/carpeting, etc., when they've complanied or simply asked. The issue here is that unfortunately most people would rather complain then simply ask for a repair/replacement and you can't hold the company responsible for that mindset. The maintenance crew currently in place here is top notch.
The people are generally very well behaved including the children and it's very, very quiet at night. So overall that's still a huge plus here. Also, you can't rent an apartment in a complex and expect that you'll never hear your neighbors, that's not realistic and not what apartment living is all about.
The comment I read regarding any section 8 tenants that might live here was ignorant and bigoted. I've had a section 8 neighbor for years and to tell you the truth they have been much more responsible, respectful and pleasant then some of the riff-raff that I've seen come and go over the years.
The pool is clean, attractive and well maintained as is the gym and the tennis court.
There is never an issue with parking and large new garages have been built as well as storage units that are available for a premium. Oh and last I checked I don't know of any complex that gives you a gargage for "free" if they even have them.
The grounds are the most beautiful and landscaped of any of the surrounding complexes. Here is where I would say lies my only concern: I feel that it was a mistake to have allowed dogs to live here at the property which started when Archstone took over. 95% of the tenants are very responsible for cleaning up after their pets but the grass has really taken a beating and it's unattractive.
As far as the current owners are concerned I find that they have poured more money into these units since ----------- owned them before Archstone and have plans to continue to do so. They have a tough job ahead of them since extensive painting and new roofs are inevitible however they seem to be on top of things thus far.
The new manager---------------is professional, attentive and pretty accomodating. I wouldn't ever want her job but she does it and does it well. Her staff is more than competent as well and I should know after 14 years here and having dealt with "several" managers and staff.
So for those considering moving here I would say that overall it truly is a very pleasant place to live. I've been searching for a condominum for years however I have a tough time paying big bucks for a floorplan that doesn't even give me the comfort and/or square footage that I've enjoyed here for many years.
For those who already live here but continue to complain of how rotten it is, it would seem to me that the solution is quite simple.......WHAT THE HECK ARE YOU WAITING FOR....MOVE!

It is comfortable; the master bed room is a little small. The unit is NOT the largest and by fare the most contemporary units in the area. I actually have to laugh at this one. I don???t know about your kitchen but mine is the original including the appliances. Which brings me to the maintenance, who are excellent!, there several time for my dishwasher (twice) Microwave (once) and Stove (three) times and after this email will be four. I believe they are waiting for a fire before they will replace that. Price by "square footage" they are the absolute best value for your dollar within a 10 mile radius. WRONG! I don???t know where you???ve been looking but the few larger apts. I???ve looked at 1900 -2100sq ft have been $150 ??? $225 more than what I???m paying now with a full washer and dryer, a full size gym, club house you can rent for functions, elevators and did I forget to mention a modern kitchen with granite counter tops and stainless-steal appliances? The people are generally very well behaved including the children and it's very, very quiet at night. You must in an isolated unit somewhere and don???t sit out on your patio, which by the way I will admit Waterfall Hills does have that a few of the new apartme nt complexes are not including, because I can???t say out on mine and enjoy my coffee due to the loud inappropriate language and actions that go on I agree with you on the section 8 tenants. I won???t even go there. The pool is clean, when it open. I???m an adult. I don???t need a life guard. Parents with children should watch their children when they swim. A simple sign that states ???No Life Guard On Duty??? works. Really, I swim at a pool all summer, because I choose not to here at Waterfall Hills because to many children, and there isn???t always a life guard and they post the sign ???No Life Guard On Duty??? The Gym can???t be called a Gym with the few pieces of equipment that are as old as the complex itself. ???There is never an issue with parking??? AHAHAHA! Do you drive? If so you must live in one of the units with assigned parking. I???ve had to park two units down from my place and this has been several times. I???ll agree with the garages and but for "free"! I know when I???ve asked about them there was a hefty price a month. The grounds are beautiful, but I???m not a camper! The grounds are kept up to lure those in. You know that saying ???bait and switch??? . I have a dog and I agree with you but you figure of 95% of the tenants are very responsible for cleaning up after their pets, it???s more like 75%. ???The grass has really taken a beating and it's unattractive.??? I thought the grounds were beautiful? As far as the current owners are concerned, they???ve poured more money into the grounds only! Nothing tough for them. That???s what they do for a living. They purchase places like Archstone. Fix them up and make money. Do you think they do it for us? To make us happy. Please wake up. If your unit was the last unit available and someone offered more money than what you are paying and your lease was up. Come on! The new manager--------------. As my Grandmother always said ???If you don???t have anything nice to say, don???t say it at all??? So I say for those considering moving here as you are waking the grounds, look at the others around you. pleasant place to live. For those of use who already live here but continue to complain of how rotten it is, I can only speak for myself. Remember that saying I mentioned earlier ???Bait and switch??? They were so sweet, told me this and that. They got my signature and I got nothing. I choose to live in an apartment. I like the atmosphere. You will know my apartment for it will be available when my lease is up come spring. It???s the one that will need to much work for them to fix up to have all the most modern contemporary amenities within a ten mile radius.

Well it's apparant you are a very angry and negative individual. All I can say is that I'm quite certain that if you are that unhappy living here then the managemant would relieve you of your lease agreement and then you could move into the complex of your dreams..... Good luck
