January 14, 2003 Update
From: -Anonymous-Date posted: 5/2/2002
Years at this apartment: 1999 - 2003
The problem in the building still appear to be the owner.
We are now on the seventh Property Manager in four years! Six if you consider that the original manager just returned.
Even if the shrubs in the atrium are not being watered and are dying certain cosmetic improvements have come about - such as ties on the concierges, but basic problems remain:
1. Our cooling unit broke down in late summer and according to the inspectors must be replaced.
There have been three different inspections of the HVAC system by three different groups, including once by the the owner.
We have twice requested a schedule for this very disruptive work.
The response is silence.
The cooling season will be upon us and any repairs must be done before then.It is now academic as we are leaving.
2. The lease calls for periodic exterior window cleaning. Our windows are opaque from dirt and bird droppings.
Reply from the office has been: "That is up to the owner".
3. None of the many Fire-Life Safety Code issues in the building have been addressed despite having been repeatedly reported to "management" over four years. Many of the fire doors do not close and latch, a serious problems especially in the garage.
4. "Winn?s"new women in the office are very nice and polite, but nothing gets done anyway.
They are now leaving, maybe that is a good sign'
5. A parking lot survey was carried out. Still no parking stickers are visible and the gate was broken and was left open for over two months! There seem to be a number of abandoned cars in the garage.
6. Secuirity has improved, but there is only one "concierge" on at night, so nobody patrols the building and obviously fire-life code violations are NOT reported and corrected.
The TV monitoring is ineffectual as the tenant needs a premium RCN channel to monitor it and in any event: How can a tenant judge whether anyone enters the building is legitimate or not'
Is it really anyone?s business who visits another tenant even if one could see what is on the TV screen'
br>
The bottom line still is that the owner apparently controls all maintenancde and has NO regard for his tenants.
No wonder that the building is nearly half empty!
Regrettably we are out of here once the lease expires. We wish the new manager and the long time tenants good luck in the future.
Too much is too much. Sorry!
