I was a resident of HP from 1998-1999. I must say that from the moment I visted the place, I was very impressed with its curb appeal and the leasing staff that helped me find my new home.
My experience as a resident at HP was very positive. It's the only (and was the first) mixed income community of its size in the area. It's a 'Cinderella Story' of turning what was once one of the most dangerous neighborhoods in the country to one of the lowest crime rated communities in Boston (call the BPD yourself).
After my residency there I ended up in the property management business myself and look back on my experience there with awe. It's amazing that a community of that size with the wide range of incomes/cultures/personalities it has,is as beautiful and well-run as HP is.
I quite frankly laugh at some of the comments on these pages as I'm able to tell they're from people who either have no clue what must be done to run a community of over 1,000 households (try making that many people happy sometime...... it ain't easy) regardless of what 'class' they're in, or they're from people who simply can't stand the fact that they live close to people who aren't in the same income bracket. For instance:
Security' Can you guarantee that your own home or car will never be broken into - regardless of where it's located' Or that you'll never be 'approached' on the street somewhere' Of course not! That's why HP doesn't call it's Police Dept. 'security.' No one with their head on straight will ever guarantee your personal safety. That's your responsibility. HP will however patrol all areas of the community and be there at your aid asap should you ever need them. As a college girl (at the time), I had no problem walking from one side of the community to the other after dark. You just can't be ignorant of your surroundings. The HP Police will also make it a point to become friends to those in the community -particularily the kids that are less fortunate than most of us in order to let them know that they too have a right to be happy and comfortable there. They try to become mentors for those people. Where else can you find that kind of community involvement' Remember, everyone there's gone through the same exact background checks that you have and they've all passed.
Emergency maintenance is there in a jiffy if you ever need them. They won't however come to your apartment at 4 a.m. for a clogged toilet if you have another one you can use until the next work day. Would you get up at that time of night to plunge someone else's you-know-what when they had an alternative' NO!
The staff - with all the craziness that goes on in those offices while coordinating over 1,000 household needs, dealing with vendors/contractors/other business professionals to try to get you the best service possible and at the best price for you - AND STILL GETTING YELLED AT BECAUSE JOE JERK DOESN'T LIKE HIS PARKING SPACE - you'll never find a group of harder working individuals in such a thankless job.
Being a part of a community - REGARDLESS OF HOW MUCH RENT YOU PAY means taking responsibility for yourself and the way you effect those around you. Self and mutual respect are key - even if you're still at home living with the parents.
As a resident, it it NOT your right to blame everything you find wrong on your management/leasing team, but to work together to find a solution - or to understand why something is the way it is. Hey, those of us in the Management field don't come screaming to you when you've ticked off your neighbors with all the noise you're making or when you trash your apartment that we've worked so hard to try to keep running for you. We handle things in a polite, fair and professional manner - because we have to. Why wouldn't the same behavior from residents help to make a community as great as it could be'
