When I was looking for a place to live after my divorce, I was looking at this place and two others. I had asked what the increases were and was told no more than $30 a year so I decided to move in here. At the time, there was a waiting list and I had to wait a month to get in here. When I moved in here June 2000, my rent was $730 a month. I moved in and was happy except that I was supposed to get a new kitchen which I still have not gotten(3-03).
When it was time to renew my lease my rent went up $45....from $730 to $775. People told me that that was a crazy rent increase but IMO, the beautiful and spacious appt was well worth the $775 a month. Still didn't get my kitchen done.
During this time, they had a wonderful appt manager working here but she got fired b/c she had a heart. She saw that the owners who only see $$$$ not tentents who are real people, was going to go wayyyy up on the rent so she renewed a 90 y/o lady's lease before it was due to so that the lady's rent wouldn't go up. Anyway....time to renew my lease in 2002 and what did it go up you ask' It went up $255 a month!!!! It went from $775 a montht o a whopping $1,030 a month. That is $300 in two years time. I am a single mother who is on a fixed income because I am a disabled veteran. I called the owner/president of First Merchant Properties and asked about the rent hike and explained about me being a single mother on a fixed income and he didn't care.
Yes, the rent went up and NO I can't afford it but I also can't afford to move either so yes, I am still here. If I knew what I know not back then, I would have never moved here. You are so lucky I am here to tell you of my horror story with this place. Like I said...RUN don't walk. Like the other person who wrote said...people are moving out of here like wildfire b/c of the hike. This place went from having a waiting list to move in....to them begging people to move in. Pretty sad.

I would like to add that this person is still a tenant at Border CIty Mills Apartments. I took over the property in 2003 and it did have opportunities, all which have been resolved. The reason for the major rent increase that this tenant mentioned was due to the fact that previous management did not do market studies nor did they raise the rent for years....thus being the reason for the waiting list at that time. I would invite anyone perspective renter who is in search for a home to tour the competition and then visit Border City Mills Apartment yourself and at that time determine your own review.
