Honest review here....

Years at this apartment: 2004 - 2005
My husband and I moved in E.Terrace about 8 months ago. Just to give you an idea..We are caucasian, my husband American, I am Western-European (my English grammar is not so good yet). We have both always rented and lived all over the world. From Japan to San Fransisco to Amsterdam etc. So I think we have a pretty good idea of what to expect when you rent a place :) When I started looking I wanted the place to be a managed property. We lived in Natick in a family house before. The house was old and the landlord took his time when it came down to repairs. Not ok. We looked at several places. I don't remember all of them but we looked in Marlborough, Worcester, Natick and Framingham. Our number 1 was Avalon- something in Worcester. The place had a fireplace and a loft, quite nice. Too bad there was no vacancy at that time. The Edgewater Terrace was our second choice. When I walked in I noticed how spacious the apartment is. When we saw the view we were sold. We are on the back and have a million dollar worth view on a large field and trees. The field houses birds, geese, groundhogs and deer. Quite spectacular!
About the apartment:
-It's large, larger then many places we saw. There are 2 big bedrooms! In many places you'll find 1 big master bedroom and 1 bedroom which will barely hold your dust collecting hometrainer.
-The layout is correct. Iow no strange corners or windows where you can't place a thing.
-The closetspace is amazing! We have 1 big walk-in closet, 3 normal closets and 1 storage space which holds a lot of stuff we already should have sold on Ebay.
-The livingroom is light and airy. The balcony is just the right size.
-The kitchen is small but I don't mind that. The cabinets are painted white which I like, the storage is fine, the fridge is brandnew, the fixtures are new, the countertop is new AND (this was also a BIG sellingpoint to me) it's a gasstove! In all the other apartments it was cooking on those lousy electric surfaces which makes it hard to control heat. There is a reason why chefs use gas when they cook. The floor has white tiles. Nice, easy to clean and simple.
-The livingroom and bedroom floors are covered with light creamy carpet. It was not new but cleaned when we moved in. Perfectly fine.
-Heat works fine. No problems here.
-The walls were freshly painted white and in remarkable good condition. No holes, cracks or thick patched up spots. The surface was smooth. Easy to drill or hammer. No special drill needed unless you need to drill the ceiling.
-Cable was already there and getting our tv and internetconnection up and running was a breeze.
-The bathroom is fine. White tiles on the floor and showerwall. Sink good. Toilet looked new to me. Overall much, much better then all the dirty looking and dated 60's bathrooms we saw in other complexes. It's simple but clean, white and fresh. The waterpressure is great! Also, shower heats up immediately. Never had a cold shower here.
-No bugs or mice to be found. The screens behind windows and balconydoor do their work.
-Another plus is the good construction of the building. Not the flimsy-flamsy stuff but bricks and firewalls between the apartments. We both have never lived in a complex where it's so QUIET! I know I have neighbours but I don't hear them. I think this is just unbelievable and am very, very happy about it. I don't like to hear other peoples music or so.
Now a little about the rest of the building.
Yes, it has a pool and a gym. The pool is great but the gym absolutely sucks. It's small, a couple of machines are broken and there are a few machines everyone wants to use. Lousy, really lousy that's all I can say about that.
The lobby is pretty, the mailboxes good and the entrance fine. The intercomsystem is modern and works well. It's not easy to get in the building unless someone buzzes you in.
The laudryfacility is superb. There are plenty of washers and dryers. No coins needed, it works with a card. Cardmachine takes papermoney. Everyone is good about removing their laundry as soon as they are done.
The whole building and grounds (there aren't really any but the bushes between the parkinglots and the flowers at the entrance) are kept very clean. No trash laying around. The elevators work well. In those 8 months I only had to take the stairs once.
The officestaff is very friendly, always a smile. You can tell they work hard to keep the standard as high as it is. It's very well managed in every way. Plus they hold packages for you which I think is a nice service they offer.
Maintenance is good. They come over practically immediately if you need them. Then they fix whatever is needed. Never with complaints or sighs. They just do their work and are friendly too.
Parking is ok. We are always able to get a spot without too much hassle.
Safety great. Never felt unsafe here.
Do I have any cons, you ask yourself..
Yes I do. The gym sucks and I don't like to be woken up by noisy snowshoveling cars in the winter. But I also don't like it when there is no snowshoveling so they can't win :)
Snowremoval is VERY, very good I must add.
The hallways could be better ventilated. But there are no windows so that makes it hard. The kitchens are on the hallwayside so you will smell food now and then. No, it doesn't have to be curry it can also be my husbands stinky American hotdogs or burgers. Or my European food. Whatever. Most of the time the hallways smell ok though.
The people here....it's a mixture of cultures. A lot of young professional couples (no walmart employees here) and also some elderly. Yes, there are a lot of -------. I have found though that they are very polite, friendly and well educated. They take pride in their education and are hard workers. My Indian neighbours across the hallway (couple) have both just finished their Masters. Their English is good. Their vocabulary better then mine but my accent isn't as strong. People in general respect eachother, open doors for one another and greet eachother. Also, they mind their own business.
So, yes I am very happy to live here. My husband and I both find this the best place we have lived in so far. The rent is normal for this area and although I hate the look of route 9, it's convenient to be so close to everything. If you need to rent in Framingham, I would say that E.Terrace is your best bet. My husband and I are renting because we want to be mobile and able to move whenever we want. We are considering going back to Europe in about a year. Otherwise ofcourse, it's better to buy a house.
One last note: We are happy to live in this ap. because we are with only 2 people. I could not live with more then 1 other person in this place. You need a livingroom, bedroom and another room for your desk, computer, filecabinet, guestbed and so on. I don't see how anyone could live on 1100 sq.ft with more then 2 people but that's just my humble opinion.
Second last note: I wouldn't live here with kids. They have no place to go. On one side you have route 9 (highway) on the other side a large field which is private property of some sort of a church organisation. Nobody ever enteres the field and respect this. So this leaves the parkinglot which is no place for kids unless you want them to be driven over by a car. So kids are a prisoner in the apartment and I think that's no fun for kids. There are some kids here, we had about 15 halloween-goers. Don't know if they all live here.
In short: If you are looking for a place to rent in Framingham and considering this place...go ahead, you won't regret it.
