Overall, a decent place to live.... but there is always room for improvement. The main reason I chose 305 Dutton Street was because it is pet friendly and very spacious (I have 1000 square feet in my one bedroom apartment). However, the size of the unit does depend on which side of the building you are located ... apartments facing the parking lot are quite large... whereas the units that look out onto Dutton Street are considerably smaller.
Overall appearance also won me over when choosing 305 Dutton Street. I'm a pet owner and not a big fan of carpet, so I chose a unit with hardwood floors throughout. However, each apartment is different, many of the units do have carpeting in rooms/areas where the original hardwood flooring could not be restored completely. Each unit has 12ft high exposed ceilings and oversized windows that bring in plenty of light. The kitchen is attractive, with granite countertops and new appliances. I do wish the kitchen had more storage space however, and the sink is really too small (it's difficult to wash a large pot or pan without getting water on the counter and floor).
There is a laundry room on each floor of the building, but sometimes you have to wait a while for a machine to become available. There are only two washers and two dryers in each laundry room ... with about 130 apartments in the entire building.... well, you can do the math. I suppose the waiting could be avoided if you tend to do laundry during off-peak hours... But unfortunately I usually only have time for laundry on the weekends. Oh, and you'll need to make regular trips to the bank for rolls of quarters, there are no change machines anywhere in the building.... and to my knowledge, no plans for one anytime soon.
Now to address the noise levels. I've read the other posts and have to agree with some of the negative comments, and for the record... I would by no means consider myself an 'angry' or 'unhappy' tenant. I can without a doubt, say that the noise level has A LOT to do with who your neighbors are. My first year here, I had no problems with noise.... occasionally, the neighbor to my right throws a party and it can get loud at times, but I realize that this is an apartment building and I EXPECT to hear my neighbors if they are having a party! My first real problem with the noise levels here started when the new neighbors to my left moved in a few months ago. If they are having an argument in their living room, I can hear it. If they are having sex, sadly enough, I can hear it. When their alarm clock goes off in the morning, yup you guessed it, I can hear it. To make a long story short, I can hear sounds coming from that apartment on a daily basis that I don't expect to hear living in ANY apartment building. I barely heard a peep from the previous tenants of that unit... so to sum it all up, if your neighbors are loud people, chances are, you will hear them regularly.
Last, but certainly not least, the management here for the most part has been great. Don't let the postings about the property manager named Larry scare you away. He was without a doubt a terrible manager and just a rude person in general, but his time here was thankfully short-lived. He was replaced by Lisa, who is very pleasant and always helpful. Maintenance has always been courteous and prompt and there is 24/7 security.
As a whole, I would recommend 305 Dutton Street. They are beautiful apartments, especially if you like restored mill/loft-style living. It has its negatives, as do most apartment buildings,.. most of them the average person will just learn to deal with. The noise level may never even be an issue, if you are lucky enough to get quiet neighbors.
