Well yet another leak in our master bathroom and no maintenance guy in site...
For the 15th time since my girlfriend and I moved in, in September, our master bathroom ceiling is leaking. I had my girlfriend call the office due to the fact that i was at work, and all they could do was apologize, which I do appreciate, but I'd like some repairs to be done. Our bathroom ceiling is completely covered in water damage, not to mention the fact that it is very unsafe. The water, according to Catherine, is coming from our upstairs neighbor. The first few times it was "because she was washing clothes in the tub and accidentally overflowed it". Eventually the excuses turned into the toilet overflowing upstairs, the roof needing repair, and now back to the tub overflowing. I completely understand that mistakes do happen, but when they happen 15 times maybe some action needs to be taken, but none will be. On top of everything, the water is dripping out of our heat lamp/fan in the ceiling. I'm sure thats not an electrical hazard.
The resolution is simple... we are filing a formal complaint with the leasing office which means that they have 30 days to repair the damage. If after 30 days the repairs have not been made then I will be calling the Board of Health and my August rent will be withheld legally. Don't let Catherine and the other leasing office ladies try to bully you, play hardball, in Massachusetts the tenant has far more rights than the landlord, exercise those rights...
for more information on the rights of tenants in Massachusetts check out this website, I hope it is useful for everyone, it definitely has been for us...

Thanks for the link...very helpful. How did you file a formal complaint? Was there a form to fill out or we just need to write them a letter? Do we need to have support evidence like pictures or vdo? This place really need a make over starting from Management.

all you have to do is write a letter to them and send a copy to JRM management as well. You do not need to have support to file the formal complaint, but it definitely won't hurt
