PROS:
-apts are very spacious, and for the rent, it is a pretty good deal compared with other properties in malden
-lots of closet space
-lot of options in choosing an apt- they have 1 BRs with 1 bath or 1.5 bath, and large 2BR apts
-heat and hot water is included in rent- this is becoming a rare thing even in Malden now
-fire dept and 911 in general respond very quickly due to the proximity to all these departments to the apt bldg
-option of balcony available which can be really nice in summer
-nice appliances in general
- laundry on each floor
-covered or open parking options with affordable fees. spaces are assigned, so there is no risk of not having a space to park in
-rent increases are rare once u move in- in all the years we have been here, we have never had the rent increase
- close to the T station
-close to all stores on the parallel street- CVS, payless shoe store- basically access to pleasant street which is downtown malden if u can call it that! there is an indian store down the street

CONS
-laundry machines are usually broken or perform badly- so u usually need to try various floors before u can find a good machine
- the maintenance guy, is really nice, but is overworked and cannot do all jobs on time - considering that there are about 200 apts in the bldg and he's the only one in charge!
-management is very unresponsive and rude- even the leasing person in the office admits to this! they always lose any letters u submit and then claim u never submitted it, or give u a very tough time if u want to move or change apts within the bldg
-a/c and heating often does not function properly or is completely broken and management takes its own time to respond to any calls in this regard. u will have to resort to calling the public health dept before anything is done!
-many apts have mold problems due to a/c condensation but the maintenance guy tries his best to help- the management is not big on spending anything to help its residents, so he is not really at liberty to do too much!

We have lived here for more than 5 years and despite the management and the glitches, it is a convenient and fairly decent place to live in.
