Let me start off by saying my mom was a property manager of a community, so I grew up in and around complexes most of my life. That being said, I can honestly tell you that Avalon Orchards is a stellar property. I can't buy a home in this scary economy, and my husband and I couldn't be bothered spending our days off doing yardwork and home maintenance. We have been sort of spoiled here for other rentals, so we stretch our budget to stay here, but it has been worth it. Although very pricey, I wouldn't go as far as to say it is luxury (If it were luxury, we would have granite countertops and tile/hardwood floors!) I would describe it as more idyllic. A nice place to raise your kids, or retire in your golden years in a white-picket-fence-sort of way. As far as the people go, The property manager here is not only top-notch professional, she is a kind, classy, decent human being. You are not a number here. You are a member of the community. When you say hello to people here, they say it back. It is nice to socialize with my neighbors at the resident-only parties in the clubhouse here. The children I have met in my four years here have been polite, friendly, and respectful of the property. The maintenance staff have always been prompt and attentive to any issues I have had. They are also very friendly and professional and I welcome them into my home. I would suggest if you want to be away from any noise on Rte 20 or the parking lot, spend the extra cash and get an Orchard unit. It is set back in the building away from noise and the views are great. Speaking of extra cash, be prepared to pay for all utilities here including COLD WATER. In the interest of fairness, the community does offer free services such as video rental, car wash, breakfast, pool/hot tub, library, copy/fax. I wish there was a tennis court, but we don't have enough land here! Now, not everything is perfect. We used to have stationed security guards here. Now instead it's just some car with lights on it that randomly drives thru. I think things will change back, because nobody likes it. Next, to the dismay of us residents who wanted a dog-free community, that is no more. Avalon is strict with the guidelines though, and so far, any canine I have encountered has been on a leash, WELL TRAINED, and quiet (for now). The biggest negative has to be the snow removal guys. Never in my years of apartment living have I seen a bigger group of time-wasters. These guys endlessly circle the lot without actually plowing out spaces. I think we keep them because in the summers their landscaping is inviting with well-manicured lawns and plenty of flowers. We have just enough land here to have a nice picnic surrounded by the beauty. This has been the most fair review I can think of to write, and I wouldn't have rambled on so much had I not had the years of apt. experience, and if I did not think this was a worthwhile place to live. Yes, you will pay a lot to live here. It is not your basic apt. though. Each unit opens directly to the outside, so you never have to walk thru a building. You also will never have to worry about sharing laundry facilities, because everyone has their own. Garages are a nice option here too, so it's more like a condo than apt. I will end with this thought-I am a firm believer of you get what you put out in this universe. So that being said, If you pay more, you will get more, and if you are respectful to your neighbors, they will have respect for you. Thank you for reading this.
