Option A: Renting a 2 bedroom at Stonegate for 5 years
Rent: $1623-$1803 ($1713 average) [source: forrent.com]
Times 58 months (5 years * 12 months, less maybe 2 months of concessions at signing) =
Total Cost in 5 years (assuming no rent increases...HA!): $99,354

**What you have at the end: Probably a $2,000 / month rent payment**


Option B: Purchasing a 2-bedroom condo in Marlborough
Purchase price: $65,000 (source: realtor.com)
5/1 ARM 3.2% (source: bankrate)
Finance charge per month: $160
Optional Principle repayment per month: $1000
HOA, RE Taxes, Repair Slush Fund, Closing Costs, etc: Differential ($1713 - $160 - $1000) = $553
Total Cost in 5 years (rate is locked for 5 years, so no risk of "rent" increase): $65,007 (to bank) $33,180 (to other parties) = $99,354

**What you have in the end: A condo worth probably $75,000 & a rent-free place to live for the rest of your life (less a monthly HOA payment of probably $200).**


This is called the 40B/Section 8 proof thereom. Who in their right mind would pay full retail rent at this place for 5 years versus owning a condo outright during the same period? Nobody. Thus the proof that only those paying $600-$800 per month through 40B/Section 8 would continue to live here.

we caught 1-2 mice per week in our apartment that had been sealed. They were coming in from behind the stove and dishwasher and under the cabinets along the foundation. If you have a basement or terrace apartment, the builders didn't put drywall all the way to the floor, instead they left a 1" crack. This is done to avoid moisture build up from a cement foundation.. totally normal, but the RIGHT thing to do would have been to put trim there so mice couldn't get in. I honestly think the mice were built INTO the building or possibly were trapped and are breeding. We caught babies and adults. Mice breed FAST so if they aren't taken care of quickly you'll never get rid of the problem.

We keep our apartment very clean...so I was surprised when my cat was bringing us mice the first couple of months. Fortunately, there hasn't been a problem with that for a while. I thought the mice were coming from my husband's moving boxes when we came from his older Boston apartment. I can't fathom how they could get in the apartment! My cat keep guard at the stove every night just in case. How many mice have you had and where did they come from?

At least 6. The first one we found was dead when we came back from vacation -- trapped in a slippery garbage can. Then we continued to find poop afterwards. We have laid down 4 mice traps ever since. Sometimes we catch mice (4 so far), sometimes they just eat the bait and don't get killed. They came from the same area (behind the stove, behind the raised cabinets above the range) as we can see chew holes surrounding those areas.

I'm a new resident and I admit I'm terrified reading these reviews. What building numbers have these mice problems, if I may ask???

We didn't realize the problem until we left for the vacation and when we came back our kitchen was full of mice... we had throw lots of food stuff because the boxes and packets where invaded by the strong mices...

WOW! So glad we never looked into this place. We're in Braintree right now, scheduled to move to Shrewsbury in May. Hubby works verrry close to this complex and we were kinda bummed that we have a deposit down in Shrewsbury. We were thinking we made a bad choice, considering he'd be able to basically walk to work. It's amazing many places scam you into leasing, based solely on the beautiful model and hyped bs! We'll gladly pay for his 10 mile commute vs. dealing with mice! Good luck everyone!
