The maintenance service is a joke. They do respond quickly (they show up), but they are completely useless. My dishwasher has NEVER worked, yet they claim it's fine. My bathtub has never drained, and I've had them probably look at it about 10 times, and every time they tell me it's fixed, but the water still fills the bathtub, even after a quick shower. The handle on my toilet falls off daily. And, on top of them not fixing the problems, they leave a mess behind, muddy footprints, wrappers, etc.
They really hike up the rent each year. Mine just went up 9%....no joke. They also require 60 days notice for moving out, which is pretty much unheard of, again trapping you here. Definitely don't believe them when they use the word "luxury." It's adequate at best. None of their "ameneties" are available anymore. They do put a lot of money into the grounds, which is nice, but I'd prefer they put it into the "luxury" apartments.
The parking situation is just another way for them to make more money here. They tow any car that they don't find a sticker on, even if they have record of the license plate number belonging to a resident. The parking lot is virtually empty (probably because so many people are moving out of here) yet they still claim that they have to tow or charge a ridiculous amount for a second car, as there aren't enough spaces... When I purchased a new car a while back, I told them that I would need a new sticker, as I no longer had my old car. They pretty much accused me of lying and made it very difficult to get another sticker. I asked them if they could just mail it or put it in my mailbox (after I had faxed them proof of my registration), as I'm never around during their office hours, and they told me that I should stay home sometime. So rude.
The pipes burst in an apartment three floors up from mine in the height of winter, and my apartment had water pouring down through the ceiling. When I called maintenance, they asked if it were really an emergency! My rugs got ripped up, partially, in order to dry, leaving unlivable conditions as well as a stench for almost a week, and they didn't even offer any kind of reimbursement.
They claim that there is 24/7 security, but I have to say in my 3 years of living here, I have yet to see a security guard here.
The walls and ceilings are very thin, so there is quite a bit of noise here.
They also find countless excuses to enter your apartment. In the last month, I have come home to several memos telling me that they again must enter my apartment for another inspection or electrical check, etc.
I do think the tenants for the most part are very nice and courteous, though. It's really the service and the conditions that stink. I would give this place an F.

Why have you lived there for 3 years if you're so unhappy and you give it an "F"? Surely you can find somewhere else to live. Also, why would you expect any reimbursement for the water damage? It's not the landlord's fault, right? It's called "Renter's Insurance" and you should invest in it like any responsible tenant would. Sounds to me like any place you live in won't be good enough for you.
