The landlord, Michael Tribuna, is a very rude guy. He will be very nice to you when you are about to sign the lease, but once you become a tenant and signed that lease, he thinks he ownes you. He starts talking to you down, with attitude, rude and once he even yelled at my husband for no apparent reason. His brother Peter, that helps him with the business is a very shaddy guy. I found once that he was going to my appartment for no reason while I was at work (they have keys to every appartment there). That was so weird!
Like others mentioned previously, it takes forever for them to respond to your maintenance calls and fix them. Also, the parking is not included in the rent. It is one assigned parking spot, but you have to pay for it additional monthly fee. Pets are not allowed. But they can make an exeption and let you have a cat if you had it from before, but for additional $150 per month for the cat. It is cheaper place, but you get exactly what you pay for. Location is very convenient, but landlord is terrible. I cannot wait when my contract is over, so I can get out of there!!!!!

Hi. I currently live in Apt.111. The noise factor is terrible. Michael has been mostly dismissive of the problem. He implies that I'm the problem,that I'm just too sensitive to the sounds. He always brings up how there's 8 inches of concrete between each floor,so it should be impossible to hear so much from the above apartment. My experience here has been mostly uneasy. He promised I wouldn't hear noise before I moved in. --------!

That's true. I can not wait until my contract with them is over, meanwhile, I am going to spent every moment I can to tell the other to not rent with them. I live in the apartments in the Fenno Street. The landlord, Michael Tribuna, is the rudest ass ever (and thats as nice as I can be). Do NOT deal with him, do NOT talk with him and do NOT rent any apartments with him, just stay away from him. The heat is not good, the carpets are old and dirty with bleach spots in them. The bathroom is right in the middle of the living room (literally), the rooms are too small, the stairs are too narrow, there is no elevator, no balconies, the driers do not dry and the washers do not wash. These are only some of the things but Michael is the worst of the problems. Oh yeah, and they are never going to solve any problem that you may have. They just want your money. The only good thing: the location but I hope Michael will burn in hell.

Please do not rent form Heritage Realty place! Michael Tribuna is a REAL scumb bag. I went to view an apartment and signed a lease. After a few back and forths he did not want to give me my money back. He had me communicating with his so called Lawyer Jay Monoco to which is phony the tried to black ball. DO NOT TRUST .. I repeat DO NOT TRUST this place

Yes he is a scumb bag. And I googled Jay Monoco or Jay Monaco and nothing came back in terms of this person being a lawyer or other legal representative. Who knows? Yes fatso Tribuna will take every dollar from anyone regardless if you want to live in one of his nasty places or not. Personally, I have no idea how he gets people to rent from him. His inter-personal skills only work until you sign a lease and he has your money; anything after that is a nightmare. For those who are obligated under his self extanding leases, please WATCH OUT! And if you plan to move out, dont be late by even a day to let him know. An hour past the deadline and he will get you on every charge that you signed under in case you are to break the lease. He got my last month's rent, security deposit and then wanted almost $1700 for the re-let fee, some $90 charges and other stuff. He insisted that he could not break the lease until the new date next year; legally yes, if he would want to, he could. I had no plans on returning to the dump anyway. The guy does not compromise and he simply does not care. Again, DONT RENT FROM HIM, NOT WORTH THE HASLE. If you do you are in for an interesting experience to say the least.

It costed me more than $2000 (re-renting fees, application fees, cleaning fees and other --------) and I worked my ass off to find someone to rent my apartment so I could get away from him (yes, another victim of automatic renewal lease). Tribuna is a son of a -----, the worst kind of landlord (and individual) with the worst apartments and the most expensive ones. When I was arguing with him that I did not want to stay at his apartment anymore, not only did he threatened to report me to credit companies but he also threatened to "destroy me". Stay away from Tribuna; you have no idea what favor all of us here are doing you by warning you against him. I still do not understand how he can be in the business; even people working for him are -------s. He thinks he is superior and that we are here to serve him; he will never help you if you have any question or problem, or give you a straight and true answer. I am surprised no one has reported him to the Housing Authorities or taken him to the court; he is truly challenging the Mass' tenant-friendly laws. Well, I feel bad for the lady who rented my apartment, but I just could not deal with Tribuna any more. Either Karma, or his fat rolls, will work against him sooner or later and he will get what he deserves. Never forget this Tribuna; you will destroy yourself just as you threatened to destroy me.

OMG, Im so agree with all of you guys. Micheal Tribuna is horrible landlord. I will never rent from him and wouldn't recommend anyone to rent from him. I wish more ppl will know him and he will have troubles to rent his places out. He was so nice until you signed the lease. He took so much money which is unrelated with the rent. Didn't show any labors he had his guys done or any pics, just took my money. What a BS? Yea, stay away from him and his places. Horrible experience!

Ditto. He is pompous ass. The place has 1970s appliances that do not work or break down (refridergator, AC, dishwasher). Laundry machines suck. Ceilings get moldy becuase heat doesnt work although he did charge an extra $50/month in rent last year to cover the increase in heating costs (energy costs never actually increased) They come into your apartment without permission when your not home. Way overpriced in this market. Don't tell any of this to Tribuna though he will just give you a amusing line of BS that somehow it is your fault there is green crap on the wall or the refriderator stopped working.

I am suprised too that no one yet has brought him to court. If you decide to do so, please do not file in Quincy court!!!!!!! He has bought everyone there. I wish I had sued his ass! Didn't want to do that at the time because I was 8.5 months pregnant and didn't want to go through stress. But yes, I was 1 (ONE) day late to give him a move out notice and he said it is too late because the lease had automatically renewed. I am telling him that I am about to have a baby and the appartment is not way too small for all of us and plus I have no knowledge about the lead paint, and there is mold in our bedroom which is life threatning to the baby. He didn't care about none of these things. So I just had to find another tenant (my appologies to that guy, feel sorry for you), but I had to get out of that place. I paid all the "re-letting" fees, and got out of there. THE MOST HORRIBLE PLACE TO RENT EVER!!!!! Michael Tribuna, if you ever read this thread, please know that you SUCK and I send all my hate your way. One day it will get you, son of a b-ch!!!! FAT a-hole!!!!!
