I moved to Lincoln Heights in January of 2003, after having lived in various apartments all around the Allston/Brighton area. After having looked at and lived in many apartments in that area, Lincoln Heights seems so much nicer.
I've read the other reviews and have my own take on their opinions:
1) Sound - I don't know about anyone else, but if you live in an apartment that is not extremely high-priced and has sound-proofed walls, you WILL hear noises. So far, the sounds I have heard at my apartment in Lincoln Heights have been really quiet and muffled as compared to some of the places I've lived in previously. I do live in a ground-floor unit by the stairs, and yes, sometimes I do hear noisy people walking up the stairs, but I wouldn't find that something to drive me crazy.
2) Parking - I have no idea what some people are talking about, but there is always plenty of parking available, day or night. Maybe those who complain are whining because they can't get a spot right in front of their unit, but the other spots available are also really close.
3) Maintenance - I find their service to be really friendly, polite, and fast. Every time I have called about a problem, it was always fixed right away - with none of the shortcuts and cheap fixes that I have experienced with other landlords/management companies.
4) Price - I moved at a great time when they were offering great prices. I live in a 720 sq ft one-bedroom which I pay $1225 for, with no application fees, security deposit, or monthly rent upfront. I have a little Maltese, which they reduced my pet rent for to $40.
5) Heating - this is one area where I do have a minor issue. This winter has been one of the coldest on record, and since I have my own water heater and furnace, it costs a lot to heat if it gets really cold. On top of that, the pipes must not be insulated very well because my pipes froze twice - once when my thermostat was set at 75 degrees. Luckily, maintenance showed up really quickly and spent hours fixing the problem. Also, the windows don't seem to be very well insulated - you can feel cold air seeping in - so I as well as others have put plastic sheeting on the windows to keep the drafts out.
6) Security - when I first moved in, I noticed that the front door of the building did not lock properly - I voiced my concerns to management and they promptly replaced the lock. The locks on the doors to the units only have one dead bolt - there is no other lock on the doorknob. I would prefer there to be more locks, but I haven't voiced my concerns to management yet. My patio door I have secured with a wooden bar, but the lock on the sliding glass door doesn't seem very strong.
7) Crime - I did notice one person's car that got broken into - during the night of a snowstorm no less. Other than that, it is very quiet in this development, and the people are very friendly and don't seem shady at all.
8) "Watch out where you step" - when I first moved here, there was a lot of doggy waste all over the place, but after a few weeks, management sent around a notice saying that anybody who was caught not picking up would be forced to leave the development. It also encouraged anybody who saw someone breaking the rules to report them. Since then, I haven't noticed anybody not picking up after their dogs.
9) Condition of interior - management does a pretty good job of responding to issues. When I first moved in, I made a pretty detailed list of things that I wanted fixed - i.e. removing wallpaper, fixing a broken porcelain lid rest on the toilet, replacing the dirty old vertical blinds in the living room, replacing the soiled carpet. To my surprise, they actually tackled almost all of these issues by replacing things with new items (i.e. brand new carpet). The only thing that I don't like is that the kitchen counters are uneven and don't seem very good quality. The buildings here are a little over 10 years old, and some of it shows, like in the appliances, but mostly it looks almost new.
10) Location - great, if you have a car. And I do, so I love it. It's close to Quincy Center, close to the Quincy Adams T-stop, close to South Shore Mall - basically it's right smack in the middle of everything in the South Shore. If you don't have a car, then you have to walk about 1/2 mile to the T-stop, and there are no stores close by except for a tiny minimart.
Overall, this is one of the few places that is pet-friendly here and around Boston, and it's certainly a nicer place to live than the pet-friendly apartments I've seen in Allston/Brighton. If you have a pet and a car, I highly recommend this place. If not, there are newer complexes around the area that are probably a little nicer.
