My boyfriend and I moved into Overlook 2 1/2 months ago. So far we have had no real problems. Yes you can hear noise in other apartments but nothing unusual to all the other apartment buildings I have ever been in - visiting or living. The grounds and ammentities are nicely maintained and whenever there has been a problem it has been quickly fixed. It is the middle of winter and our gas bill has not gone above $30 and we leave the heat on at 70 degrees.
I would like to address the security guard issue - I have seen him let people in but I have also seen him stop people he does not know. When you sit in the same spot night after night you do learn who are the residents. I have not felt unsafe.
Management so far has been helpful and nice. When you are looking at the building you can not miss the construction going on so the people complaining about construction noise are just looking for stuff to complain about! We are typically home all day on the weekends and the noise is very minimal if any at all.
My Positives : Mgmt, ammentities, location, location, location, cleanliness, quality.
My negatives : Club house closes a bit early, trash room is very far away, certain residents - they tend to trash the trash room on weekends but it is cleaned up bright and early on mondady.
For those people complaining about people - you are in an apt complex! if you dont want to deal with other people move to a house!

In my experience, the residents are not the primary issue. The issues lie within the complex itself. Overlook is quite appealing at first, but you soon experience the poor workmanship and construction. It has only been five months of living here and most of the electrical outlets have come right out of the wall and no longer work, the paint washes off with water, the appliances are in constant need of repair, the carpeting was installed without the floors being clear of debris (you can actually hear bubble-wrap pop in certain areas of the apartment), the heating bill was higher than anticipated because of drafty windows, the grout in the bathroom tiles is coming out, the towel rack is falling out of the wall. The windows are constantly dirty due to the construction and the entire apartment is constantly dusty as a result of the construction as well. The amenities offered at Overlook are also appealing during the walk-through and are just average. The Club House and Movie Theatre close at 10:00 p.m. daily. They cannot be reserved, but used on a first-come, first-serve basis (a potential for neighborly arguments during holidays, sporting events, etc.). Not so much the maintenance team, but the trashroom is constantly filled with garbage (I blame this on the tenants here). SLOBS! The management team is below average. They certainly can talk the talk, but definitely not walk the walk. They kiss-up quite well to those that "matter". The best aspect of Overlook is the proximity to Boston for those tenants working there. I would strong suggest thinking twice about leasing at Overlook as what you see is NOT what you get and quite costly for lease breaking. Good luck.
