Buildings are good, management & maintance are lacking

Maintance: Most work done are temp fixes. Specifics: 1. Bathroom sink - metal backing holding sink up had rusted through, and sink started to fall of wall. Fix' 4 new screws in different positions in the same rusted metal plate. 2. Shower tiles missing grout. Fix' Squirt some grout into holes (which fell back out in a month. 3. Toilet ran constantly. Fix' our imagination works fine (although they paid for water, so left it running - only my imagination). 4. Wasp/Hornets nests out side window, and molding between window panes was missing - so windows couldn't be open because bugs could get in the apartment. Fix' Jammed replacment molding between windows, which fell out first time window was opened. 5. Air conditioner not working adequatly. Fix' Maintance showed up on a cool day, closed all doors and ran it at full blast, which lightly cooled room (my imagination again). 6. Mouse in the apartment. Fix' Laid traps in attic. Eventually cornered mouse myself, maintance refused to come take care of it, had to wait until the next moring for exterminator to come. 7. Front stairs falling apart (concrete steps) Fix' Nail wood to the steps for 6-7 months, then take 1 week tearing up old steps, and laying new ones. 8. Front door doesn't always lock properly. Fix' adjust lock, which worked for no longer then 1 month at a time.
Managment: Was marvelous during the courting period. But once in apartment, friendlyness disappears. Getting your questions answered is like pulling teeth, if answered at all.
