Real review of a fake place

Moved in end of August 2007, was basically charged a third months rent to move in 2 days early, how nice of them.

Was told there was no assigned parking because there was plenty of space. Well they forgot about weekends and people who party, so if you live here, be home early on thurs,Fri,Sat or no parking for you.

If it snows forgot parking all together, they want us all to come out and move to cleared spots so they can clear those ones your in, but sometimes they don't come for a day or two and if you caught a ride to class or took the bus, they threaten to tow your vehicle and if you do move it, they don't clear that spot anyway, if you shovel your own spot, someone just takes it and when you flip out on them they say there is no assigned parking.

If there was assigned parking, at least you could park on the weekends and clear your own spot decently enough to park, they won't because there plow refuses to scrape to the ground, they claim they don't want to damage the plow, yeah well I don't want to park on a sheet of ice. Best part is snow removal policy says in print that they will provide the best snow removal possible. It's also not fair that I pay for a two bedroom and can't park 2 cars here half the time, but other college kids who cram 5 kids into one apt can leave 4 or 5 cars here all day because they ride the bus everywhere anyway. Sugarloaf says only two cars per unit, they never enforce it. Some apartments have cars way over there limit and they never move, those are usually the apartments that have visitors the most so they friends take up spaces as well, so basically if you work and take classes you spend most your time fighting for a parking space anywhere near your unit.

I have pics of the storms all in chronological order, one storm they did not plow the parking lot or shovel the path to the doorway until monday morning, it had snowed saturday.

Internet is the worst, they use a small virtually no name company that crams everyone onto a business server, they alway claim that "its only down right now, they are working on it" Its always down, if not its slow as an old phone modem.

The sound between floors is unreal, you can hear discriminate words from tv or radio. Even when your neighbors swear its not up that loud, Sugarloaf will barely get involved, though Sunderland has a 24 hour noise policy, you can call police 24 hours a day and they will stop the noise, yes even 2 in the afternoon, so sugarloaf won't help but the police will.

Maintenance guys are polite but either extremely under skilled or just told not do the job correctly, it takes multiple times out to fix anything,

Their only answer to anything is "well you signed the lease" but then when you show them something they put in writing they demand a copy of it, even though they have it already, then once you produce it in writing they ignore all your calls on that issue. I.E. highspeed internet that hardly ever is on, nor when it is does it reach highpeed, Snow removal, they claim they will provide us with best snow removal possible, yeah drive around 2 days after a storm and compare other parking lots to sugarloafs and you'll think the storm is still going.

there are a few issues that are not sugarloafs fault but you should still be aware of. Most of these problems are however low for how many college kids live here.

Do not let your kids play in the parking lot, people hit 3rd gear in the parking lot and my girlfriend and I have both almost been hit a few dif. times. Some on cell phones some drivers are just rude and think they have the right of way, some just not paying attention.


Shopping is 3 towns away, if you want anything from groceries to first Aid, they better sell it at 7 11 or your driving 3 towns away to get it.

If you got no other choice, hey its a roof over your head, but its not anything worth over a 1000 dollars

I totally agree with what you said. I live there for a year (I want to move out after 3 month but "I sign the lease") and expenience what you said above. Hope you don't need to stay more than a year.

Their handling of snowstorms is the worst. Simply put, they are very, very lazy. Not only do they put virtually no effort into plowing, but they WILL tow your car if it's not moved very early in the morning after even a moderate snowfall. They will NOT give you a phone call before towing your car, so if you have the misfortune of waking up late the morning after it's snowed, you'll very likely be screwed. Of course, when you consider the wear and tear your car will sustain barreling through the snowdrifts in order to park in their alternate lot (which is actually an unplowed, frozen field behind their office that fits about 8 cars), you might end up paying less in the long run just letting them tow your car. I lived there when they first instituted their mandatory cable internet service. They called it "free", but it came with a $30 increase in rent, and could not be opted out of. The fact that I moved out years ago, yet still feel compelled to commiserate with others who've had bad experiences with this place should say something about the ire they evoked through their lazy, apathetic, and inept management. Now I live in Squire Village (about a mile away), and am much happier. Much better maintenance (they show up very quickly, and only need to come once), much quieter appartments (thicker walls?), much better snow clearing (they will ask you to move your car if it's in the way, and help you get it out, rather than towing indiscriminately), and the management is extremely nice and understanding. Squire Village is better than Sugarloaf in all ways.

Thanks Iteration2, forgot to mention the field, Hah, they tried to tell me to park there once, I told them they would pay for all damages I received getting over there and trying to abide by their forced policy, they quickly backed off, its a tree ridden path they call a field and when there is snow you can not even tell whats over there and if you do park there during the storm, who helps you get out? The only reason iv stayed is the ceilings are a few inches higher than other places and the rooms have a few more square feet, I am very claustrophobic and every bit of space helps, otherwise breaking a lease here would go much easier than sugarloaf lets on, see they constantly don't hold up their end of the deal, even worse they give it to you in writing because they want to sucker you in, well they are the real suckers for putting it in writing, they think we have to live here so we can go to school, please everyone that lives here don't ever hesitate to let them know you chose to live here and that you pay them over 12,000 dollars a year to stay here, you have the same rights as any tenant in the state, do not let sugarloaf bully you, if you have it in writing, demand it or take them to court, UMASS has free legal advice for students. The worst part of living here is the lies, the absolute straight faced lies. Don't believe they are that type just look how many fake reviews are on this site from them, One says "free heat and hot water all I'll pay is electricity, I can't wait to move in" all in caps and gave them 5 stars, what real tenant would write that?

I suggest that everyone who lives at Sugarloaf call Sunderland health department every time you have a problem with the scumbags who manage the place: Please call ------------- at 665.1441, for appointments and concerns.

Of course there isnt anything in Sunderland it is a small town. I chose Sunderland due to this. I wanted a quiet country setting and with everything included in my rent I am getting a huge deal. I lived in a duplex before this and nothing was included and I paid the same in rent and then when winter hit I had an additional $600 in oil to pay and then electric on top of that. I think it is great that all my utilities are included in my rent, so I am getting a huge bargain here. As for no stores around this is good. And it isnt three towns away it is one town away. I love it here.
