This is my attempt to put together as fair and accurate a review as I can. I've lived here for almost a year now and I have few complaints. I'm leaving, but only because I'm young and Waltham isn't quite as exciting as other places.
The staff seems to be very reasonable and on top of things. There had been a fire in the attic of my building not long before I moved in, which had me initially concerned. They were very quick to make the necessary repairs though. They checked my apartment for any water damage and replaced the carpets as a precautionary measure.
I don't mean to scare you away, but the cause of the fire seemed to be electrical and I should point out, the building I'm in was built during the aluminum wiring era. Aluminum wiring can present a higher fire risk than copper. During my tenancy, they did bring people in to replace the outlets with copper and used the appropriate equipment to bond the copper junctions with the existing aluminum wiring, which should make it as safe as conventional copper wiring. You can read up on this process if you're interested, but basically, it's something you needn't worry about if you're moving in.
Their maintenance people are on the ball too. Any time I had a problem, they were quick to respond. We had some trouble with the heating system setting off the fire alarm repeatedly, which was very annoying. They brought people in to fix it and it hasn't been an issue since.
As far as noise goes, my building seemed pretty well insulated. I could hear some footsteps above and a little noise here or there, but it seemed better than most places. If you want complete silence, I doubt you're going to find it any affordable apartment building. Multi-family homes are worse still.
Rents are pretty reasonable. There's not as big of a "complex surcharge" as there is with some of the other places in Waltham, which incidentally, seem to get lousier reviews. They seem to keep very close to 100% occupancy because they keep their rates down and do a good job.
If you're looking for a place in Waltham, you really can't go wrong with Charlesbank Gardens (or Estates either for that matter). Nice location, nice staff, nice price.
