Just to inform everyone....application fees are illegal in the state of MA. "Under Mass. General Laws, ch.186, '15B, at the beginning of the tenancy, your landlord may charge only:
rent for the first month;
rent for the last month, calculated at the same rate as the first month;
a security deposit equal to the first month's rent; and
the purchase and installation cost for a key and lock. This does not mean a key deposit. The law does not allow a key deposit."
You also have the right to request a receipt for the rekeying of your apartment to ensure the cost has not been increased. If they say that isnt so just call the MA consumer affairs number at 888-283-3757 and ask them.

Well, they charge a non-refundable key deposit and, at least in my case, didn't even change the locks when I moved in. The deposit was $250!
