I have lived in several 'luxury' level complexes (Andover, MA and N. Andover) and always found myself disappointed after occupancy. Noise and inefficient utility systems (which resulted in large utility bills in extreme temp. swings) and indifferent/absent management service. Since 2000 and only with the exception of the LONG construction process of the two new buildings, Kimball Ct. has continued to impress me with the quality of the dwelling/building and the constant attention to the upkeep of the grounds (the landscaping is fantastic every year in the 6 months of good weather). Knowing the rental market is critical EVERY time your lease comes up for renewal. We were able to move to a larger unit (3 br townhouse) at the last lease-end and negotiated to a monthly amount $600 less than what the unit went for in 2000 (when the market was truly outrageous). New renters have equal advantage - just check out the area rentals and BE PREPARED TO WALK AWAY if you think you can do better elsewhere. No effective property manager will turn away a strong potential tenant when he has a number of empty units. Ask what's the best rate they can do for you (and having done your homework)and go from there. Kimball Court is an impressive community - for a rental. If you want perfection, build it/buy it.
