To anyone thinking of moving into Pheasant Ridge, I would strongly recommend against renting an apartment within this complex.

Reasons not to live here:

The office manager is extremely rude, apathetic and obtuse being completely unconcerned with any issues that I as a tenant have brought to her attention. Verbal reports of problems are responded to with extremely bad attitude and then completely ignored, requiring me to make written complaints in order to have even the most basic maintenance work taken care of.

Examples of complaints:

1. Heat within apartment not working correctly, temperature at a constant 84 degrees even during colder months. This required four verbal complaints and two letters in order for the office manager to send a maintenance person to even take a look at the problem. Additionally the problem reoccurred five months later and required additional maintenance.

2. Shower tiles buckled, cracked and fell out exposing the wall behind the shower and allowing water to leak in and potential critters to leak out. Required two verbal complaints and one letter in order to have the office manager dispatch maintenance. Having the problem fixed took an additional two weeks during which the shower was a mess.

Other problems encountered while living at Pheasant Ridge:

1. Electrical outlet shorting and producing sparks.

2. Overhead shelves in closets collapsing due to shoddy construction

3. All but one cable outlet is non functional

4. There two washers and two driers shared amongst twenty-four apartments in my building which are frequently out of order.

5. Pest problem, during most of year there are these huge (2" ) millipedes running around the place everywhere you look.

6. Swimming pool available in complex is not open full season (opens 7/1 and closes 9/1) and is not monitored allowing people who do not even live within the complex to crowd out the people who do live there.

7. Apartment owner has a deal (most likely involving some kickback or free service for the apartment owner) with some no-name cable provider and encourages tenants to use this same provider by limiting maintenance access to mainstream providers such as ATT.
