I understand the building is old and that things will break down, that's not the issue.

During my year of tenancy here is a rough list of the things that broke: the garbage disposal (twice), the blinds (in all three rooms), the coat closet doors, the bedroom closet shelf, the bedroom closet door, the refridgerator, the intercom, the door lock, and the heat/air conditioner.

Now, I could actually tolerate that, only the maintenance crew found it so bothersome to fix any of those things.

It took them 4 months to fix the closet doors, 2 months to fix the shelf, and 9 months to fix the blinds! The refridgerator was the only thing they fixed promptly, and that's because we threatened to withhold rent until they did.

The parking garage door is always broken, so anyone can get into the garage.

People who aren't paying for a sticker still manage to park in the garage and the lot because management doesn't enforce the sticker system.

Good luck finding a space (that you actually paid for) during the winter months.

People don't throw their garbage down the shute, so you'll smell it down the hallway for days until the custodian comes to take it away.

The pool is overchlorinated and full of dirt.

The only control you have over the heat and a/c is on or off, and when one is available, the other isn't.

They don't turn the a/c on until mid June, and they don't turn the heat on until November.

The hot water in the shower took up to 45 mins sometimes to get to a tepid temperature.

The windows aren't sealed properly, so the cold will leak in in the winter, and the heat in the summer.

You won't be able to sleep through the noise of the windows rattling in the wind, or the kids running down the halls at all hours of the night.

Also, the street is very noisy--I lived on the top floor and heard people below as if they were in my apartment, even with the windows shut.

And to top it all off, the management is so unfriendly and can't be bothered to help you.

I'm not sure how this place got called "royal" but I wouldn't recommend it to a servant!

I lived here. There are many issues with house keeping, mold, water leaks and all that was mentioned in above statement. Im glad to be out of there for my health reasons alone. Many need to step up and make complaints to the right people instead of blaming Sandy. She is doing her job, but unfortunately takes alot of heat for the owner. She can only do what she is given "permission" to do. Like everyone else she needs a job, like it or not. I complained to Sam directly and was blown off for about 4 years regarding my rugs. Not Sandy's fault. She needs permission from him! There are many health issues such as water leaks, mold and they use chemicals to cover up these issues. This doesnt mean they dont exsist. It means their hiding it a little longer. Heat/air conditioning are listed to be included in rent. Guess again! Shut your power off at circuit breaker and you'll find out blower for heat /air conditioning also go off. So you pay for it yourself, its not included! If the issues of mold, water leaks, pool issues and damp building were not an issue, I would say maybe an okay place to live. But too many issues. I agree many pay 50.00 for parking and yet those who dont pay manage getting in and you pay and cant get a decent parking spot. This isnt fair, parking should be free for all to resolve this.
