ATTENTION: Cranberry Run
I am writing this letter prior to posting on public reviewing boards in hope that the issues at hand may be resolved discretely and mainly for your awareness.
I have lived at Cranberry Run for 1 year now, and have been a loyal and quiet tenant. Last year, over half the summer I did not have appropriate cooling access.
Nevertheless I referred 4 other tenants from my company at General Dynamics and asked for no referral. I have watched the property decline rapidly since the rent reduction, yet still have not complained. There have been windows busted out of vehicles, the halls have smelled of illegal substance, loud music and tenants, garbage consistently in the halls and around the dumpster, Even recently April 22, 2009 there were what appeared to be human feces in between the washer and dryer. I am not sure if it was from a human but regardless the smell was horrid. I have kept quiet and to myself because I am a mature adult that has no desire to control the enviroment around me. I will simply move to a better area that suits me.
I am complaining as of now for the following reasons:
-I have requested numerous times to be present when maintenance is conducted (other than emergency) Not at first but after a photograph was discovered missing I wanted to take safety measures and not make accusations. Instead of a curtesy call they simply stop applying the signs, and entered as they please.
-I have been extremely disappointed that as one of the highest paying tenants, I am low on the list as a customer (I experienced that yesterday).
-I pay 889.00 as the newer tenants attain a much less costly rate. I have had no issue because I am a law abiding citizen whom appreciates a contract.
On April 5, 2009 I entered the office and inquired if it would be acceptable to pay an additional month. I was then told my rent would not change. April 27,2009 as I asked for a repair, I felt it appropriate to remind the manager in charge.
I was then given 2 different prices, the final one equaling around 1,100.00
I have taken numerous photo's on exactly what has made me so devasted with the property. I have found although verbage is powerful, a picture is worth a thousand words. Before you view them I must warn you that EVERYTIME the maintenance personnel is well aware of the bugs, bark and debris collecting in the pipes damaging the closet. Not to mention for 4 days it was over 100 degrees, the only reason I attain that knowledge is with an electric meter because the thermostat doesn't even run that high.
The most preferred method apparently is duct tape. I have been asked a few times exactly why I am moving, I will not try and spare feelings any longer, ask yourself... would you pay 1,100 for this' I feel as if it is because I am a young single professional here at Atc. I have been taken advantage of by your management and plan forward to do all I can to prevent others from being scammed.
I am infuriated, but mostly disappointed a establishment would rather scam a person whom attains morals and get every cent they can.
I will further more recommend against your property because of the above stated reasons. And I am undecided as of right now what further action I will take. I have more pictures available upon request, feel free to contact me.
P.S. I still have no A.C and I was told there is nothing that could be done unless I was a medical emergency.

Taking it so personal yet not an employee, I highly doubt that is the case. Nevertheless, I have realized from experience in mentioning potential problems that more times than others it does not end in a positive reaction of response. I am very capable of living in harsh conditions as I spent two years in Iraq. Unfortunately, my dear that is not what I pay expensive rates for. And if it is expected for me to spend 4 sleepless nights in over 100 degree weather out of a month, on more than one occasion... maybe the rent should be pro-rated. Also, if the complex has had numerous calls on A.C repair, well I myself would assume that this is an on going problem that has had a band aid put on it for way too long. Corrective action by unit replacement should take place and not duct tape, nor excuses made for poor living conditions. The apartment complex is not a victim, I pay them for a service they have failed to provide. Your rapid response is appreciated, yet this is not a debate. I am writing an honest review and attaching pictures where need be. It is not my problem that businesses do not conduct themselves in the legal obligated ways in which they presume. T/y - -Thank you for taking the time to review my concerns. The bat situation sounds awful. I have taken over 50 pictures this week and I do attain some footage of places in the property that have that sort of damage. In one place the ceiling has massive holes. They had simply painted it to give it a better appearance. I can only imagine what rodents may live in that area now after hearing your story. I will keep this review updated along with the others on myspace, yahoo, and apartment reviews so that the people with similar concerns may see if and how it is resolved. As far as legal action that may be the only way to prevent others from going through the same situation. In the past, i have had friends live at Cranberry Run. One friend had 2 bats in his apartment and a hole the size of a watermelon in the wall. That is where they came in somehow. The maint men at the time repaired it by taping papertowls over the hole to close it in. Now does sound professional? I think NOT. This apartment complex has always had a bad reputation and the management doesn't seem to concern about it. If i was looking to rent a place or knew someone who was looking i "WOULD NOT RECOMMEND THIS PLACE". This place is a ---- hole and the management either should be fired and replaced or they need to get their asses off their little chair they sit on and do something about it. If I had problems like the way you did i would def be talking to some lawyers to see what can be done.

All I can say is where was this info before I moved in? This is the WORST apartment complex that I have ever lived in. My family does NOT smoke and yet our entire apartment smells like smoke. I had gotten accustomed to it and didn't realize how bad it was until we went away for the weekend and even my baby girl's clean clothes smelled like stale smoke! She was a preemie and cannot be around it! When maintenance came to clean the vent in the bathroom thinking that was the cause of the smoke smell, he used our toilet, left his step ladder in my baby's room (why he was in there I do not know), and left dirt and dirty finger prints all over the bathroom and filled up my bathroom trash can. Not to mention the loud noises coming from the neighbors and the kids who play near my husband's motorcycle. Thankfully my husband found another job and we are moving out of state, but of course we have to pay a hefty fee for getting out of our lease! Run, don't walk away from this complex!

I would like to express my comments about this review. To start off, I am NOT an employee. I worked here about 4 years ago then moved out of state. I am in the area once again, and although I am not in need of a job, I am in need of housing and since I "knew" about this place, I decided to check this site out. First I would like to ask "Anonymous" why you didn't complain about the poop in the washer/dryer room, the smell of illegal substance, etc? If management is not aware it is there they cant do anything about it. "Complaining" will make someone pick up the ----, check out the smell, and garbage in the halls. Yes, it should be done by management anyway, but its a big property and maybe they are short handed. I would have much rather someone tell me about a problem that I wasnt aware of then keep it inside and vent about it later. The a/c not working...well the only thing I can say is that I'm sure about 60 other people in the complex "turned on their a/c" and it had to be serviced. I've been in property managemnt a long time and generally any temps over 80/85 degrees (temp can vary) is considered an emergency and someone needs to come out. On occasions where the demand (ppl needing a/c service) overpowers the supply (maint men)then they do a first call, first serve basis where medical emergencies always come first. You ordinarly need a doctors note in file to be considered. Think about it. People lived decades ago without a/c. You can go 4 lousy days (where the nights are gererally cool anyway)

I lived in Cranberry Run in 05-06. It is true that the office management does not efficiently or effectively handle maintenance or disturbance calls. I had to call the police about my upstairs neighbors who when the mom worked Thursday- Sunday nights the middle schooler and the high school/adult children partied until 4 am every weekend. They were smoking pot, wrestling in the apartment( I know this because the ceiling in my apartment would shake as they tossed each other around)and slamming the doors half the night. I ended up breaking my lease because after numerous attempts of calling the police, writing letters to the office and the management company went unresolved. As far as the air conditioning, I had duct tape and a doctors letter and went weeks without air. The only advantage to this complex is the location off 95 and the fact that they pay water and gas.
