I am going to try and give some helpful feedback by posting timely updates as to my experiences at Regatta Bay.
I have a 12 month lease and will try to update every 3 or 6 months.
Background: I moved from Michigan to Annapolis to work in Severna Park. I had co-oped two years ago and as such was already familiar with the annapolis area. The Bestgate area of Annapolis is probably the most up and coming, with the most developments. It is quickly turning into a commercial wasteland, full of giant megastores, but is very clean and safe, and only a 2 minute drive to the waterfront.
The rent is a bit high, especially coming from the Midwest, but it is not outrageous for the area.
A leasing consultant named Megan was very helpful when I initially came in to look at apartments, and she seemed to know what she was selling. She also lives in the complex, so I took it as a good sign that the staff was willing to live there.
I have a 4th floor (top) end apartment, the Severn (about 600 square feet), so I have no real noise problems. I have noticed in my living room that the floor squeaks as I walk over it, so the person below me probably gets the joy of listening to that.
When I moved in, the major annoyance is a lack of elevators. Be wary of what apartment you take, you have to haul EVERYTHING up stairs. Granted, the staircases are big and there was nothing that didn't fit, but 3 flights of stairs got tiring.
The grounds are kept very well, I have seen landscaping guys around doing this and that. There is a decent car wash facility at the end of one of the parking lots, including a coin operated vaccuum.
My apartment, while clean, was not in perfect shape. There were some marks in the kitchen floor and the cabinets had weird fading that the maintenance guy said were from the guys who installed it. He claims they scratched them and then did a bogus paint repair that faded. The toilet has either a stain or a scratch that hasn't come out, and there is some leftover adhesive in the tub from what I can only guess was a no-slip mat. The carpet was or looked to be brand new, and all of my doors and windows shut and opened fine.
The porch is quite spacious, but a little catch is that you are not allowed to have bbq grills on your patio. They don't mention this when they are showing you the apartment.
Parking has been OK for me so far. Not sure yet how it is in the winter.
The property manager, while professional, can be a little curt from time to time, but being a property manager sucks, so I've never expected them to have a pleasant demeanor.
As I said, I'll post updates after I've lived in the apartment for awhile.
