I can't actually believe that someone would write something good about the fairways. Whoever wrote they like this place must work there. Fairways at Towson is one of the most unsafe places to live. Consistant break-ins, very noisy tenants, and rude management staff. You might as well save yourself the headache and fix whatever problem you have yourself because if you walk into the management office, those women are just sitting on their asses laughing and ignoring whatever it is you need. NOT TO MENTION -- RENT IS SOOO EXPENSIVE. They do not cut anyone a break, and now they are making people sign 14 month leases instead of 12.
They rent to groups of people. I have a friend that lives in a one bedroom apartment and she said in the apartment below her there was 5-7 guys living in a one bedroom. They make noise, slam doors at all hours of the night, and NOTHING is ever done, eventhough she has made serveral complaints.
SAVE YOUR MONEY AND YOUR TIME. Live somewhere else. Fairways isn't worthly of $1.00 of my money. I am sick and tired of the rude management staff and feeling usafe. THANK GOD MY LEASE IS ALMOST UP!!!!!!!!!!!

| Megan, I would love the opportunity to meet with you to discuss your concerns. Resident satisfaction is very important to us. I'd like to have the chance to prove it to you. Will you please contact me to schedule an appointment, so we can sit down, get to know one another, and further discuss the concerns that you noted? As it relates to the break ins, there were a few incidents. We have a very close relationship with many of the police officers from Baltimore County. During our regularly scheduled meeting, a few weeks ago, I was advised that the perpetrators were apprehended and charged. There have been no reported incidents since the arrests. There has been a lot of team transition over the past few months. I do not offer that as an excuse or reason, but as a point of information. The majority of the team, myself included, is new to Fairways at Towson and we want to prove ourselves to you. As Donaldson Group team members, we pride ourselves on service excellence. If you were ever mistreated, in any way, please accept my personal apologies. Our goal is not to meet your expectations, but to exceed them. If we have fallen short of this mission, I want to know what I can do to correct it. As it relates to the asking rents, many components are taken into consideration when developing our rent structure. One component is what is going on in our immediate market, the other communities with like product, services and amenities. We typically stay in the mid-range of the market--not the lowest and not the highest. Unfortunately for all of us, costs are rising--from the contractors who take care of our beautiful landscaping to the cleaners who maintain the appearance of our community. Water and sewer charges are sky-rocketing, as are all utilities. Conservation is critical to keep all costs stablized, not to mention the positive impact on the environment. Since I have been there, we have not forced anyone to sign a 14-month lease. There are different lease options, from which to choose. Many people ask us for a 14 or 15 month lease term. In some cases, it makes their monthly payment more manageable and "locks in" their rent for the lease term. Just this evening, someone asked if they could sign a 24-month lease. Longer term leases do not suit the needs of everyone, but work very well for many people. We like to offer options, something that will work for each resident--within reason, of course. There are times that a special offer will require a 14-month lease term. The resident still has options. If they want a 12-month vs. a 14-month lease, they may have it. They may not be eligible for a promotion, though. Finally, I would like to address our occupancy standards. Our occupancy standards are in accordance with industry practices and guidelines. In a one-bedroom apartment, two people may reside there. In a two-bedroom apartment, 4 people may reside there, and in a 3-bedroom apartment, 6 people may reside there. The easiest way to put it is 2 people per each bedroom. If an apartment exceeds these occupancy guidelines then we need to know about it to properly address it. When we meet for our appointment, I will get the address from you--the situation you mention in your post. I would love for the friend that you referenced to meet with me, too. I don't know why people even move there. Everybody complains about the same things - noise, bad management and nothing getting fixed- it is obviously not us that are making these things up. I no longer live there, thank God, but I will forever hate that place.

The manager's response is literally a bunch of crap. She does not address any issues that people complain about. She just tries to make Fairways look good. Did anyone even ask about a 24 month lease? What the hell is she even rambling on about?
