This is an old building where every week something is broken. There are cheaper rent condos and high-rises nearby. Ask some residents about these problems before you decide to live here:
1) Hot water--a luxury, if it works everyday. There's always a "boiler problem" or "flood" that makes them shut it off frequently and unexpectedly. Picture turning on the shower and getting a blast of cold water every week or two to really wake you up. It was shut off for 24 hours 2 weeks ago, and I almost got a motel room to get a hot shower. Just shut off again for 24 hours, another boiler problem/flood.
2) Elevators--3 elevators, but one or two frequently broken being "upgraded". They've been 'upgrading' for the 4 years since I moved in.
3) Rodents--The building is above a 7-Eleven and a steak restaurant, both magnets for mice/roaches.
4) Parking/Safety--God forbid you usually park on the street and get home late. I've sometimes had to park on the 'wrong side of the tracks' across Guilford/I83. My car has been broken into once, and as a female I feel very unsafe walking around at night near the building.
5) Noise--Delivery trucks all day long into 10pm at night for 7-Eleven, slamming doors, honking, alarms-- can even hear them on the roof.

hmm i live here and its not as bad as you make it out to be. They have 3 elevators and were changing the motors (or engines) on them to make them faaster. They fixed them one at a time and at all times had 2 elevators working. They are done with all the repairs now and all 3 work perfectly. i remember one hot water problem that was fixed the same day before i got back from work and the "eevery week or 2" claim you make is a lie. I havent seen one mice or rodent in my apartment ( Knock on wood) rodents are attracted to dirty places so.... parking is a problem but only if you get home late. i avoide anything around guilford as that is a magnet for stereo thieves, then again, you live in downtown baltimore, what do u expect? they offer a garage underneath the building. Finally i must be deaf because when i close my windows i hear nothing from outside. maybe you live one of the lower floors and that is an issue but i dont hear anything. you have been in the building for 3 years so u must like something about it...

I have lived here for a year and a half and have never seen any rodents. I can only recall problems with the hot water 3 times, and they try to fix them as soon as possible. I also park on the street and my car has been fine so far.

I've lived here for half a year and not one of the complaints you mention in your post have occurred to me. Water has only been turned off twice for a maximum of 4-6 hours, and that during working hours (10-4), I haven't had a problem with the elevators, there really isn't much noise (unless you have your street-side windows wide open all the time), and I haven't seen any rodents at all. The positives include a huge apartment at a good rate, ALL utilities included (heat, gas, electric, hot water), friendly people all around, and a big garage (which you should have used).

This is a very good place to live. The staff is very good, (I would choose these people for friends, even if I didn't live here) repairs are done cheerfully and quickly,(try to get that in your own home) and everything is very clean; even the laundry areas and the trash chute and recycle area. The staff will do anything they can to make things nicer for us. 7-11 does create a lot of noise, but it sure is handy when we need bread or milk. A fan in my bedroom takes care of the noise. I heard there was a mouse problem a few years ago, but it was taken care of and they have never come back. There has been virtually no noise from other apartments. If I didn't see people in the hall occasionally, I would think I was alone on my floor. The patio is always planted with seasonal flowers and the Christmas decorations in the lobby are beautiful. They host a party every now and then. There was a pool party, a Christmas party, a pizza party, and once they cooked us breakfast. There is an exercise room, a swimming pool, and on-site parking. There is nothing equal for this price. No even close.
