The best things about these apartments is the location (near UB, city's cultural center, near downtown, Mount Vernon, three blocks from Penn Station).

Management is unattentive and genuinely bothered with maintenance requests. Landlord raises the monthly rent about $50 every year. The heating is electric and does not work well (I have a studio apartment and winter electric bills can exceed $100). Unless you?re a UB student relying on the school?s parking lots, the neighborhood parking is tough especially in the evenings.

There is a nice courtyard in the back and the physical set up of the complex is good. But the other hassles (management, heat, parking, overall value), should have you looking elsewhere.
