Years at this apartment: 2007 - 2008

I moved in these apartments back in April of 2007, when my lease was up, i moved out IMMEDIATELY!!! Dont get me wrong, the apartment arent dirty, i never had a problem with roaches, bugs, mice or anything of that nature, but maintenance, support staff, and management are the WORST. This was my first place of my own, i was 19 years old when i signed my lease, so to me this was heaven, i work downtown, so commuting on the subway was also a plus, because its RIGHT there. but in the winter, maintenance NEVER shoveled!! they'd wait til the snow was already turned into ice to put salt down, which defeats the purpose really, so the whole complex was like a ice skating rink. Whenever u needed anything fixed, dont either bother putting in a work order, because it'll NEVER get done properly, your better off fixing it yourself, or being friends with one of the maintenance men and paying them to do it as a side job if you really need something done, which is RIDICULOUS for the amount of rent they charge. i was paying 755 dollars for a one bedroom apartment. I did have a reletively quiet building, since it mainly consisted of older people, but someone was living out of one of the storage areas in the basement...so by me living alone, i didnt wanna go into the laundry room at all, i always had someone come over while i washed clothes, or i took them elsewhere. the rental office were aware of this, and they even posted notes saying the laundry rooms would be closed promptly at 9 pm...but they NEVER did this. the laundry rooms were always dirty, no one ever came to clean them, one weekend i actually took a broom and dustpan down there and swept the room myself, and sprayed lysol around. when the ceiling was leaking in the laundry room, it stayed that way for about a month and a half!!..then they had the nerve to make it even more of an inconvience to do laundry by creating these laundry pre-paid cards (like boost phones :)) where you had to go to the rental office (which they're never there!!) to put money on your card to wash clothes. Mind you, rent is high, so therefore people who arent on section 8 or something have to WORK to pay rent, and most full time jobs are from 8-5, when i got off, there was NO time for me to put money on my card, and on the weekends, they were NEVER inside to let me in to put money on it. i had to have someone drive up there during the day time while im at work, to put money on MY laundry card!!!! it was the worst. If you plan on moving up there, hopefully you dont drive, because theres absolutely NO parking spaces unless u get there before 7pm, if not u can forget about parking any where near your building!! Susan at the rental office has a serious attitude problem, and never lets you even explain what your asking about before trying to transfer or push u off to someone else. I've actually had to put her in her place a time or two!..Jason is kind of new there, and has ABSOLUTELY NO IDEA about N E THING!! please, if Jason tells you something...pls ask someone else to be sure, because he never has n e idea what he's talkin about. Even tho he did give me the idea of checking the cable outside for connection before calling comcast!! i had FREE cable from April 2007 all the way until about Jan 2008 before comcast shut it off!! Thanks Jason!!!!!! : ) When i did finally move out, and they did the walk thru, they tried to charge me 200 for a rack that was missing from a dish washer that i NEVER USED not even ONCE!!!! so please be sure to check and make sure all racks and everything are inside of the dishwasher while during your walkthru before moving in...i wish i wouldve..but by that being my first apartment, i knew nothing about what goes inside of a dishwasher, yet alone how many shelves and racks are in it!!!! but they ended up just taking it out of my security depost, which i didnt mind, as long as i got up out of there. Also, you should try to always get home while its still light outside, because these apartments are DARK as hell when the sun goes down!! There is NO LIGHTING and the lamps they do have, dont do n e thing, and most of them are broken or going dead. Problems and issues never seem to get resolved unless u contact Beacon Management Headquarters yourself, then everyone from the rental office is calling making sure your problem gets handled. If your just planing on moving here for the time being, and for only maybe a year, then fine, but for a long term living arrangement, i wouldnt recommend this place, its toooo high for no reason at all besides the conveince of being near transporation, the plaza, the market, and shopping center. Oh yea...and most of the tenants are mexican or ------- lol..so try to find out who ur neighbors will be, before excepting an apartment..because the building next to mines had a ONE bedroom with like 10 ppl living in there, and when they had the blinds open u could SEE how they had blankets all over the floors where they slept (or napped or something lol)!! I wouldnt dare move up there again, i can say that for sure!!!!!!

well if u read it all..the maintenance is horrible, prices are outrageous for NO apparent reason, staff is horrible, and there arent alot of people in the complex, there just arent alot of parking spaces period..but u can always go try ya luck out for yourself if u dont agree with what i write, im writing from experience, not to persuade anyone not to move there..but this is MY opinion..thanks!

THE FIGHT OF THEIR LIVES, TENANTS TAKE ON MULTI BILLION DOLLAR OWNERS
Rent Strike Rally and Community Meeting
Marbury Plaza Apartments 2300 Good Hope RD SE, Washington DC, 20020
Friday, October 4, 2008 Rally 5:00 pm ??? 7:00pm Community Meeting 7:00 pm
Frustrated tenants of Marbury Plaza Apartments will participate in a Rent Strike Rally followed by a Community Meeting on Friday September 3, 2008. Confirmed attendees include DC Mayor Adrian Fenty, Director of DCRA Linda Argo, Ward 7 Councilmember Yvette Alexander, and Ward 8 Councilmember Marion Barry. Built in 1968, Marbury Plaza was once the jewel of the Anacostia. For many years the property yielded superbly kept common areas and grounds along with a management staff that provided extreme attentiveness to the residents needs. However today, tenants are forced to live with reductions in services, such as little or NO security, repetitive leaks and floods, loss of air conditioning and heat for days at a time and units infested with mold. These unhealthy conditions along with many others are the direct result of negligent ownership and management. As leaks turn into floods and floods into mold, management continues to offer band-aid repairs as a resolution to these life-threatening issues. Therefore The Marbury Plaza Concerned Tenants-Tenant???s Association (MPCTA) who represents the tenants in the 672 unit property have organized a mass Rent Strike as part of the preparation to take legal action against the owners, The Lightstone Group. Tenants also hope their efforts will help tenants experiencing the same conditions at Pinewood Chase in Suitland, MD and Belford Towers in Takoma Park, MD as both are also owned and managed by The Lightstone Group, LLC.
Hundreds of residents of Marbury Plaza will be represented in full force to express their frustrations after the massive Rent Strike Rally. The tenants hope that their efforts will expedite what has been seen to this point as a lax response in enforcing fines and conducting re-inspections on DCRA???s behalf.. With other housing issues being so complex and multi-faceted, the Tenants Association has found it necessary to have an attorney represent the tenants at the Tenant Petition Process, Landlord and Tenant Court, as well as in a Civil Court lawsuit. MPCTA has also retained Melinda Maldonado for the Toxic Tort/ Personal Injury Class Action lawsuit.
The Lightstone Group which was founded by Daivid Lichtenstein in 1988, posses a real estate portfolio that consist of residential, commercial, and hospitality properties. In the past year the company made some 8.5 billion dollars in acquisitions alone. The highlight being the acquisition of Extended Stay Hotels, located in 44 States and Canada. The Lightstone Group, which owns Marbury Plaza Apartments (Headquarters in NYC), also owns PRIME Outlets, Prime Realty Trust and Beacon Management (corporate office in Lakewood, NJ), the management company that manages Marbury Plaza.
