I only write this anonymously because I don't want to deal with any black listing possibilities...and YES I wouldn't put it past any place in this area for that.
Let me start with it seems to depend on which building you are in. A friend still lives on property in a building that is alright. I have several other friends who are either still live there or have moved on we have reached the consensus that it depends on the building. Either it s Hell or Shangri-La or it has it s moments of each.
Personally, I moved in to White Springs in July of 2007 because I was new to the area. Yes there were some issues upon first moving in that took about 2 months to get fully figured out and fixed. My AC went down in late July, which took about two months to get replaced. That actually didn't happen until I was talking with a person who works at another property that is owned by the same company and explained the situation to him. Sure enough the next day I get call from the Regional Rep and the White Springs Manager and it was fixed 3 days later. Still it was down most of July all of August and into September before being replaced. No where in my contract or on any other marketing material have I ever read Luxury Apartments when describing White Springs and THANK GOD for that. There is NOTHING Luxury about this place.
Noise in the apartment, I'm very conscience of my neighbors and spoke to those below often to be sure I wasn't too loud. Their only complaint was that they could hear me walking around and if a game was on they expected to see my friends coming thru the ceiling. There were gaps in the sub floor under the carpet that massaged your feet as you walked. Matter of fact the floor just outside the kitchen had a hole that tripped 3 sober guests. I pulled the rug back and put a piece of wood under the carpet to fix the problem because Maintenance didn't have a clue what to do. As for the walls I could write a book about the girl next door's social life between her just talking on the phone to other events.
No noise in the units was more annoying than the sound of the MICE running around in the walls and in the kitchen. I went thru about $450 in mouse traps, NO that is NOT a MISPRINT about $450.00. I took out 60 from Oct thru March and another 15 thru July when I moved out, 75 total. When I did move out I had my other APT for two weeks before I handed my keys in. I walked the Office Staff around and showed them what a cleaned out unit gathered in just two weeks. I had asked to get the exterminator every week from Oct - Jan until I just finally gave up. I even stayed home on Wednesdays (when he's on property) and they never sent him by my unit. When I asked him about it one day he said "They only have me only doing Cockroach treatments on new move-ins that no one has had problems with mice . When I showed him the proof of the problem in my unit he went back to the office for authorization and they told me I'd have to pay since I contacted him directly and they have no record of my reporting it to them.
Grounds yea they could be better, over by the office is great but the further you get away from the office the worse it get. And that seems to be the opinion of the Office and Maint staff as well...if you live close to the office they seem to take care of things same day if you don't God knows what your going to get done or when.
I knocked the Railing off the wall in the stairwell when I was moving in and when I was moving out a year later the Railing still wasn't replaced...the screws were still hanging out of the wall.
Maintenance - the guys I spoke to seemed to talk a good game but their actions were lacking. Yes, I had some issues that were taken care of the first time. For most I took the time off work and waited for them and usually had to either help them or just used there tools to fix it myself. Perfect example, I had knocked a cap down the toilet that got stuck. The next day the guy hung a WHILE YOU WERE OUT repair ticket on my door that he adjusted the flow control of the toilet (not even close to the issue). Day two I had the guys come back and I took the day off to be sure they fixed it. I had to send them back to the office for tools and a snake he didn't have a clue how to use either so I had to fix it and showed them how to do their job.
As for the Office Staff, I have witnessed some things I'd be fired on the spot for, but I also saw how they were being treated by the other tenants so I'll call some of it a wash. There is one good person in the office but, her hands are tied and you can tell.
When it was time for my lease to renew I returned their little renewal slip to the Manager with one comment. "THIS PLACE HAS MORE MICE THAN DISNEY I WILL BE MOVING OUT."
When I went to pay my final months rent ($915) they said that they never put it in the computer so I'd need to pay the new price $1,225($310/month more and $350 more than new move-ins). After getting the property manager to agree that I had given it to her she said I didn't put it in the computer because of the comment on it. I didn't want to send the slip into Corporate. Just put him thru.
Four months later I finally got all my Deposits back.
Over all, I'm new to the area and needed a place quick due to work. I chose White Springs because of its location. I did check out the other properties in the immediate area and chose to put my money down here because I thought; "Pay more Get More." I couldn't have been more wrong.
Bottom Line---- I wouldn't let my worst enemy move in here.
Of the 12 units in my building they were full when I moved in there were 2 originals when I moved out. Of the others that moved in 3 in and out within 5 months due to mice. One woman, going through ugly divorce issues, almost had her kid taken away because of the mice issue. But, they say no one reported anything. I'm sure she did.
