I made the mistake of moving to Avalon at Rock Spring in SEPT04. Chose the place because I have a dog and needed to be closer to my work. Also the special of 2 months free rent was attractive. However, in my experience as a tenant, their motto of "Time Well Spent" is false advertising. For me as a working professional, living here has amounted to "Time Mis-Spent".

The latest example of this is that I've been experiencing geysers of foul-smelling sudsy water coming up out of my kitchen sink, usually evenings and weekends, for the last 2 months. I've made repeated requests to manager and maintenance team. They snaked my kitchen pipes a few times, but that has only made the problem worse. I've repeatedly tried to explain to them that their building main is partially clogged and needs to be cleaned out, but to no avail.

There's much more, but time is short. Agree that the building is poorly constructed and not well kept up. One wonders whether the positive reviews on this site were written by Avalon staff.

If my review can prevent even one prospective renter from making the same mistake in living here, it will be worth it.

...one wonders if you have a vendetta against someone in management for whatever reason. I've been here several YEARS (Much longer than you), just wrote a positive review. There are problems with this property, but nothing close to the extent you make it sound like. If you really feel like this place is a ghetto or some awful place to rent, you've got another thing coming. Try living in some of the places over in College Park, Silver Spring or Baltimore. This place definitely is not perfect, but they are a heck of a lot better than most I've been at....and I've paid more in places in DC that were hell-holes.
