I've lived in Deertree for a little over 2 years, and am living there presently and I am happy. I've listed the pros and cons below.
Pros:
-Price is right for size and area
-Convenient locations (walking distance to Target, Food Lion, etc.)
-Large apartment
-Well-insulated (haven't paid over $40 for electric for large 2 BR apartment - even with BGE increases)
-Generally clean
-Allow dogs up to 50lbs
-Staff is nice and maintenance seems to be responsive to any issues I've experienced
-Can have month to month lease without increased rent
-Great water pressure
-Laundry facility in each building (CARD operated/no coins - which is good and bad)
Cons:
-$15 per month pet rent - while this is cheaper than some places, I think it's unnecessary
-It is difficult to find parking if you come home after 9PM
-Management sent me several letters about cleaning up after my dog, when I definitely clean up after her
-Neighbors are drug dealers, cops have been there several times, but apparently the cops/deertree cannot get enough on them to evict, although they have calmed down some
-My car was stolen from the parking lot, could be due to the car I drive, rather than where I live (but, the cop who assisted me with the case had arrested one of my drug dealer neighbors!)
-Neighbors drug buying visitors often smoke in the hallway and have had fights and broken the lights
-Generally my neighbors suck, and Deertree seems to have a lot of reasons to kick them out, but they haven't yet.

Overall I completly agree with almost everything you said. The drug dealers though, I have not seen in my area. I am off Lord Byron in the 300s and have not seen anything really sketchy. At the same time I would not be too suprised if that has happened. My neighbors are really nice, and not rowdy at all. Of course you will get differing opinions on neighbors where ever you go, it's always a crap shoot.

I'm still living in Deertree and my drug-dealer neighbors have since moved out and living here is a lot better (although, it was fine before). Deertree is also making several improvements to the property including new sliding glass doors for a more modern look and better insulation.
