Pros:
-Always plenty of parking next to my building at any time of day or night. -The repair men do they're job quickly and also arrive shortly after you make a repair request (1-2 days at most) {in addition, when I first moved in we listed a bunch of minor problems with the patio screens, doors, etc...repairmen came the next day and had it all fixed in one day.] -Plenty of counterspace in the kitchen -Washer Dryer in unit (not completely full size, but they can fit a set of Queen size sheets so that's good enough) -Ridiculous amount of closet space -Overall good sound proofing but not great either (see cons for more). Still, I rarely hear my neighbors and the complex is general is full of quiet people (which is a big plus). -Plenty of countertop space in the bathrooms (vanity style) -Swimming pool is well maintained. -Friendly manager--Melissa (and the people prior to her like Gloria w/ the prior management company) are really cool and if you have a problem they find a way to fix it fast.
Cons:
-Not energy effiecient, especially in insulation for the kitchen (keep that door closed in the winter!) and in the windows -AC and heater are very loud (only if you're in the living room area though). The thermostat is a little wonky (off by 2 degrees when setting the temp, not in reading it). -Large dogs above me can be heard and when my neighbor took a shower at midnight I could hear every move in their bathtub which was really annoying, epscially since the bathrooms are not over the bedrooms. That stopped when Mrs. hour-long shower moved out (thank you!). Otherwise, to be honest, the place is very very quiet. I'm just picky. -Ants around May-ish in the kitchen the last two years. They have an exterminator that you can sign up for that comes out once a month and that always takes care of the ant problem--so a con countered by a pro of quick service -the paint job is starting to build up on the window sills a bit much--the kitchen window sill is particularly nasty--cracky, warped (it's how the ants get in). But otherwise, the condition of the place is top knotch. -1x1" bath tile! I never consider this perk, it's like the gross YMCA pool tile. So prone to dirtiness. They're conidtion is fine when you move in....I just hate them. -They just started making us pay for water and sewer in mid lease which sucks....like rent isn't high enough to cover it (this seems to be a new trend with apartments in this backwards "city," despite ridiculously high rent prices). I haven't gotten the bill yet, but we'll see. Since no one is on individual meters they charge by sq footage, not by usage which sucks. -Despite being thoroughly perfect renters, they tried to "reward" our yearly commitment by jacking up the rent not $20/moth like last time but $100/month if we renewed! Yikes! Must be a Home Properties thing! Pretty ridiculous.
Overall:
Quite frankly, this seems likek one of the exclsuive 0.5% of places to live in the Baltmore area (especially for the price) that ISN'T roach infested, mice infested, falling apart, has crappy management or other. This place is run real solidly and maturely, even after the takeover by Home Properties. The only reason I'm leaving is because I can't stand my roommate and I can't afford a place here on my own. I highly recommend this place to anyone. The only competitors in this area seem to be Loveton Farms...maybe SteepleChase, but SteepleChase's reviews on this website are a bit too mixed.

I lived there and agree with your points. I am sorry to hear Gloria left though. She was great. I am also sorry to hear they are in the game of charging for water now. That has to be the biggest ripoff ever. I have read on various reviews on this site that apt water charges can be like $30 a month - which is a total ripoff considering I live in a 2000sf townhome now and my water bill is $11/quarter. Still, Topfield is a great place and they don't take Section 8 like Deertree and some of the others. I have a police scanner and hear what goes on at Deertree. *Shudder*
