ok I've been living here a year in April- I mostly agree with the comment on 4-24-07 with ONE EXCEPTION: YOU WILL DEFINITELY HEAR YOUR NEIGHBORS! The concrete floors/ceilings are great and they really reduce most of your normal constant garden apt. noises, but you will hear your neighbors shower, flush toilets, clonking around on floor tiled areas (entry & kitchen, and bathroom), not to mention the thin windows and not soundproof doors which allow you to hear your neighbors when they congregate right outside your dwelling entrance on stairway entrances, or all the lovely anooying dogs that people do not train well enough or even discipline when they bark (all hours of the day & night!) You can also often hear the BIG black birds/aka Baltimore Ravens crowing. Balcony doors are loud when they open & shut and enjoying your wonderful huge windows and doors when open in the summertime can be easily ruined by neighbors carrying on loudly on their balconies and/or smoking and stinking up your place with their dang smoke.
Be careful when you go for a walk- not only do the dang dog owners deglect to keep their dogs on leashes but they also neglect to pick up after them as well!!
The maintenance does seem to do a great job and provide very quick services.
The manager seems nice enough although her assistant ------ seems a bit b*tchy and clueless and unsympathetic, not to mention talks way too much!
The apt. complex is truly a diamond in the ruff- a hidden treasure tucked away just out of reach of the apt. complex conglomerate that is the circle of Cranbrook & Padonia. We see deer on a nearly daily basis (so please drive slow and be VERY careful esp. in the am & pm/dawn & dusk hours!
Parents do not watch their kids or teach them well enough so do not be surprised to find kids playing in the middle of parking lots with no supervision, when there is plenty of grassy land around for them to use instead.
We were used to an increase of $25/mnth when renewing our annual lease in the past 6 yrs at 2 other area complexes but Home Properties takes advantage of screwing you from every angle- since they know they property is one of the best around in the area-> our 1st renewal was $80 more a month!!!! When inquiring we were told there is no cap on the % of your annual rent increase- we were used to a 3-4% increase and this was an 8% increase for us!
The water does seem to be another fine screwing- w/o the proper meters to get individual readings- if your neighbor with the same size apt. washes 10 loads a week and showers 4 times a day and runs their dishwasher daily and you wash 3 loads a week, shower 2 times a day and never use your dishwasher but maybe once a week-> there is something truly wrong with the math (esp. considering people who have single family homes pay much less than we do for water!!) & paying for their extreme water use IF you are a good water conservationist as my husband and I are! The water company isn t even a local company!! The mgmt. did just recently install water conserving toilets (1.6 gal) and better aerators on faucets and showerheads to help with water consumption. But it'd be nice to see them replace all washers and dishwashers as well to ease the use as well with energy star appliances!
The property is getting ready to undergo some major facelifting and updating this spring (2008) including the following: a 3 year plan for window and door replacements (this is one of the main reason we moved in!), handrail replacements, new pool surfacing, new tennis court surfacing, updating of pool house & maint. shop, brand new playground, new BIGGER mailboxes (TOTALLY looking fwd. to this!), new gutters and downspouts, repainting for a fresh look on exteriors, insulating under dens w/o anything below them (thank God - we have one of these- and the temp in there was easily 10 degrees less than the rest of the apt. on cold days and nights!), new more colorful landscaping, I think that I've mentioned everything-I had found out all of this from the R%egional Property Manager- was is such a nice guy & actually pulled the budget for the property for 2008 to tell me everything!!
I recommend living here- but if you are scraping bottom to make you rent when you move in- be aware that they do market research of area competition to determine how much they will increase your rent and you may not be able to afford to stay! (which is something my husband and I are very concerned about!)
Oh one final point-> when you move in & you are paying this much $$ you expect a higher quality of workmanship when you move in but be prepared (esp. if you fo not get a remodeled/upgrade unit) that it will not hold up to your standards- both the mgr & maint. super. had signed that they did a walk thru, but we had a dish in our dishwasher, a cookie sheet under our stove, detergent and dirt on top of our dryer, not to mention many other things that we had to report on our apt. inspection checklist that SHOULD have been caught if a genuine good quality inspection was done prior to our move-in! If it is possible I strongly recommend that you get to view your apt. prior to move-in to catch these things so they can be attended to before you move in! They had kept telling us that we werw going to be able to see it early then kept putting is off until we just got our keys :( I will add tho that all the things that we reported were fixed within the next several days but was just a truly big disappointment considering the price ya pay!

Yes I heard the gentlemen next door p3eing frequently - luckily even though it was like 3-5 guys sharing a 3 bedroom, they were pretty quiet. I could vaguely hear their TV from the bathroom or closet and that was it. The balconies can be a real problem because the windows keep out nothing - not sound, heat, cold, etc. I could lay in bed and clearly hear conversations that I did not care to hear.
I must say I thought the rent was not that bad - considering you are in a safe area and you know what they say about location/location/location. Read reviews on Deer Tree or Hampton Manor if you want to see how the "other half" of Cockeysville lives - or better yet buy a police scanner.
