I currently live in Seven Springs Village. I can't believe most of the angry responses on here; this apartment community is def one of the better places to live in College Park. I live in one of the mid-rises with my boyfriend (I graduated from UMCP last May and he is still a student) and we are relatively happy! Honestly. We have NEVER had a roach, mouse, bug or any other infestation. Like others have mentioned, some tenants are LAZY and do not place their garbage in the trash shoot- I could see this leading to problems with apartments that are near it (maybe''). When we first moved into our apartment, the walls were freshly painted (and it didn't have several coats of paint that have built up over time- it was done properly!), the carpet was either brand new or thoroughly shampooed, and overall very clean!! We were thrilled.
Also, in the midrise we have control over our own thermostat (the leasing center tells you that the high rise tenants cannot control their own temperatures, but the midrises can. That is why we chose a unit there). The A/C and heat both work great and seem to be accurate.
Unfortuately the posts I read about the nightly security IS true. My boyfriend and I get SOOOOOOOOO angry that they are either asleep, not there, or just wave every car in. It is obsurd! We moved to Seven Springs absolutely LOVING the idea that it was a gated community (at night at least) with active security guards. I wish they didn't have the guards! Then at least tenants could make use of the key cards management provides! My boyfriend and I have written many letters to management about the security as well as have spoken to the manager (each time we complain they require us to also submit it in writing- it is frustrating!!) Sometimes the locked doors to the lobby are broken... Also, there is an older woman who works in the business office who is very rude- so that is frustrating when trying to take of things.
I just want to add that yes, it is a somewhat ethnic mix of peoples within the community, including families. I think its wrong to call it a "slummy immigrant" community (like someone posted before). That just isn't true, in my building at least. People seem to keep to themselves for the most part. I would break it down like this: 25% white; 35% black; 20% Indian; 20% Asian. Some people go to work every morning, some people are college students, others I am not sure. It is a weird feeling when everyone around you is speaking a different language.. it does happen. Some groups like to gather in the lobby and hang out... that is really weird too. I'd also like to add that you can hear people sometimes walking above you, but that is the way it is in MANY apartment buildings... you really need to make yourself aware that you dont live in your own, private home- expect to hear the occasional footstep (or sometimes we hear children running down the halls upstairs... but not daily or even weekly by any means).
Be honest with yourself... College Park is a DUMP. PG County is just not a nice area, however, Seven Springs is not bad. ESPECIALLY when compared to everywhere else around town. We are moving out at the end of lease (in a few months), but it is mostly because my commute is so bad to work and we just hate College Park in general. However, living in Seven Springs has been a decent experience and I honestly would recommend it to someone while still letting them know these things
A few more random points: - It gets loud out in the parking lots with the metro and UMD buses constantly coming by-- convenient for many probably, but I just can't take that noise anymore. - There is a convenience store and cafe in the neighborhood- it is a nice little extra. - The mail lady will NOT deliver your packages to your door- plan on going to the post office! (however UPS and FedEx will). - We had our kitchen and bathroom sinks (same day and time) expell dirty water all over the place. It was horrific, however, maintenance came IMMEDIATELY and took care of the problem quickly. We have never had a problem since.
I sort of feel bad about all the bad feed back about this community, but take it for what its worth! College Park is a dirty, disgusting place... Seven Springs may be one of the few gems around in this area!!

I cannot agree more with you about cleanliness of the premises. I would like to add that there are cleaning people doing really good job, lobby is always clean, vacuumed, glass is shining…
The only thing I’d like to add (correct) is that in high-rise buildings (where I live) both A/C and heating work flawlessly, you can even turn A/C on during winter time and heating during summertime (of course that’d be stupid, point is you can adjust room temperature whatever you like). Few weeks ago they changed HVAC filters in all apartments, which mean that they do care.
Yes, PG county is one of the least safe areas in DC, and College Park is it’s part, but Seven Springs is something different, you feel really safe. Probably because of UMD which is on walking distance from apartments, so many students live here. For the money, this is ideal option, if one prefers safer areas, than he should lookup Georgetown, Bethesda or Potomac areas (of course at much higher prices) – few previous posts complained that it is expensive!?!?!? They can go to Landover for $850/month (no utilities included), but be sure to buy gun to protect yourself.
Anyway, I’d recommend this place for younger people (singles and couples) without children (or with small kids, because on site there is childcare).

I lived here Fall 2004-Fall 2007, I would have to pretty much agree with your assessment. However, the guards were always pretty much there after 11 p.m. and you had to use your gate card for the other gate. Occasionally the gate was opne, but never on a permanent basis. I would only be waved in if I held up my gate card and repeatedly saw the same gurads. Things could be worse now...

I HAVE BEEN LIVING HERE FOR A YEAR NOW, AND SO FAR I HAVE NOT HAD ANY PROBLEMS(AND HOPE I NEVER WILL) ALSO I AGREE ABOUT THE GUARDS ON THE GATE, THEY ARE NEVER THERE, YOU HERE PEOPLE COMING IN WITH LOAD MUSIC IN THE CAR ALL HOURS OF THE NIGHT, AND SPEEDING THRU THE PARKING LOT, I DO BELIEVE THE GUARDS COME AND CLOCK IN AND LEAVE FOR THE NIGHT, SSV IS BY FAR BETTER THEN SPRINGHILL LAKE, IF ANY OF THESE PEOPLE EVER LIVED IN SPRINGHILL LAKE THEY WOULD THEY SSV IS HEAVEN ... :)
