The carpet in my unit upon move-in was in such poor condition I had to cover the carpet for 2 years to avoid
allergies and disgusting spots. After extra-detailed cleaning at move-out I was shocked to discover they
had charged me $500 at moveout for carpet replacement!
I read about this same occurance from other previous renters. I would help file a class action suit since
this seems like a common practice for the company.
Beware, they are infamous for unethical business practices. DO NOT LIVE HERE.

The same thing happened to me! They even went so far as to tell me they had pictures of the carpet and kitchen before we moved in to prove it was perfect. When I asked to see the pictures they gave me the run around and it finally came out that they didn't have any. The property manager basically told me it was my own fault for living there if it was "unlivable". After I told her I didn't have much choice as a grad student at UMD she informed me that that wasn't their problem.
Unfortunately Seven Springs is one of the least expensive places in the area...if you can pay for a more expensive place! Don't live here!

I lived there too couple of years back and office manager is nasty. She treats residents like crap. I agree that do not live there if you have any other choice.

Same thing happened to me! I moved in and my carpet had holes in it and looked really dirty- When I got my check list I put on there that the carpet was really bad. They came out and told me I couldn???t get the carpet replaced because THEY said it was ok. So when i moved out they charged me $400 for the carpet. I sent them the copy of my checklist showing them it looked like crap when I moved in. They have never asked me for the $400 since then BUT I never got my $350 deposit back either.

they stole my deposit too. carpet was messed up from day one. They claimed they could not remove those stains. I removed them and it looked perfect. never saw my money though. hope they used it for something good... f*****s!!
