Horrible Apartment Community

I lived in Seven Springs Village from August 2008 until August 2009, and this was by far the worst place I have ever lived. The office staff is rude and incompetent-- they lose paperwork and are completely unconcerned with the quality of living they provide their residents.

Some stories from my year at Seven Springs:

Upon move-in residents are instructed to complete an "Oops!" list of pre-existing issues that require attention. Problems at our apartment included a faulty front door lock, large gaps above and below the patio door that allow bugs to regularly enter the apartment, and a den door that sticks and does not lock. On our first visit to address the issues, I was informed by a staff member that the reason nothing had been fixed was because they didn't have a copy of our apartment key. (This should have been a red flag for the crap to come. What apartment complex doesn't even have access to its OWN units') So, a lady asked ME to take my key to the key-copying center and get a copy, which I did even though it's not my job. However, it wasn't until around March that anything in our apartment was repaired. This only happened because we kept record of all our maintenance requests, and we threatened legal action.

Additionally, as the seasons changed we discovered that one of our bedrooms is completely uninsulated. No matter the thermostat setting, the temperature in this bedroom closely reflects the air temperature outside.

Finally, and perhaps the biggest complaint, be prepared for nonstop roaches during warm weather and a full season of mice from around fall until the return of summer. From the very first day we moved in, there has never been a time at which we haven't had bugs or rodents. We ve caught 3 mice in our apartment (2 in the kitchen and 1 in a bedroom), and we have made multiple maintenance requests concerning large holes behind kitchen appliances. Although eventually fixed, mice continue to plague the apartment. In the winter, you can even hear them scratching in the walls. During the night, you occasionally see them running along the walls.

A final story: on Friday July 31 we noticed a leak in our bathroom ceiling. We called emergency maintenance who came by to tell us there was nothing they could do until Monday (what's the point in emergency maintenance if they can't fix anything'). Over the course of the weekend, our ceiling (and the leak) got progressively worse, and the sheet-rock and plaster began caving in. On Monday morning we called to inquire about why no one was at our apartment, at which point an employee came and told us the problem was a roof leak, they were aware of it, and someone would come that day to fix the roof before they could fix our ceiling. Tuesday, the lead hadn't slowed, so we called again, at which point an employee attempted to vacuum the water from the roof, which didn't work. Wednesday, maintenance finally got the clue (since it hadn't rained in about 4-5 days) that it was a pipe leak. So, they cut our a large chunk of our ceiling (the entire ceiling has to be replaced anyway); and, after hours without water and then no hot water, the leak has stopped. However, after 6 days, we still have a giant, smelly hole in our ceiling (which is still caving in), and a bathroom that is covered in plaster. THIS is what you have to look forward to with maintenance.

Seven Springs Village is definitely not worth the price. Sadly, it's nearly impossible to find anything as cheap or of equal quality in this horrible community.
