I have lived in two apartments in Fairway Hills, a 2nd-floor one bedroom from 8/03 - 6/04, and a 3rd floor two bedroom from 6/04 - 2/05.

The apartments are fairly good sized, and I love the floorplans. They're mostly well maintained, and maintenence is responsive. The leasing staff is friendly, and the location is good. If not for the following issues, I would recommend it wholeheartedly.

The biggest negative regarding the buildings I can mention is that there is not enough insulation between floors. While I lived in the second floor apartment I heard virtually every step my neighbors made, and many of the floorboards creaked loudly, often at 5am in the bedroom.

However, I have many complaints about the management. The transfer policy is clear, but nobody seems to understand it. I was told on many occasions that certain fees would be waived, only to be billed later. In fact, they sent a collections agency after me for money that I didn't owe.

Also, they are currently rennovating one section of the complex, and are basically evicting 1/3 of their residents. While they offer a small moving allowance, and a little bit of flexibility, it's not really enough. I've also had to deal with them not understanding the transfer policy again. I had to literally point them to the web link and read it to them.

So overall, if you get a top floor apartment, and don't intend to transfer (and aren't basically evicted for rennovations), you'll like it. Unfortunately, all the management gaffes have left a sour taste in my mouth, and I've decided to transfer to Avalon's other complex at Symphony Glen (it was that or take an inferior apartment at FH). Hopefully my management experience was the exception rather than the rule.
