Average at best, has started to go downhill

I moved in a little over 2 years ago when the complex was billed as "Luxury" living and the rent was a bit pricey for what you get but the apartment was decent nonetheless at the time but hardly what you would call luxury. Things have started going downhill pretty much ever since. They have some upgraded units with new appliances and kitchens apparently but I'm not sure how they can justify that price.

Positives:
- The maintenance staff is professional and friendly. They really seem to care for the residents and the upkeep of the grounds and apts themselves.
- It's in a very good area geographically to DC and Baltimore and close to shopping, major highways, etc. There is a new Harris Teeter down the road which is awesome.
- Dry cleaning and Deli a minute walking distance from the complex. Both with good service and quite convenient.
- I've never had problems with the management staff. They have the normal to be expected faux friendly demeanor you come to expect with most apartment management staff. They do their job correctly and i've no major complaints personally.
- Parking is decent for me. Not sure what people expect when you get back to your apartment after 6 when most people are home by then.


Negatives:
- The caliber of residents in the apartments have quickly shifted to the following. Loud kids, people randomly roaming around during the day and night, more families (not necessarily a bad thing for some people I understand), people hanging around the entrance ways, etc.
- There used to be a 24/7 security officer guarding the grounds in the evenings and night but that dissapeared with new management. I believe management has changed twice in the past 2 years already.
- Apartment is showing it's age. Appliances are old. Washer/dryer combo unit doesn't work that great. The fridge is weak.
- My HVAC unit is FRIGGING LOUD. It's so loud in the bedroom that it's almost distracting and hard to sleep at times. Did I mention it's LOUD''' I gave up after repeated attempts for them to fix the issue and when they shut the vent as a resolution.
- Spiders.......I guess it's because its near a wooded area. But there are alot of spiders.
- Disgusting Camel Cricket infestation this year. Not sure where they're coming from but have you ever seen a spider that looks like part cricket with antennaes twice the size of there bodies that hops around and jump at you' Yes they jump at you when you try to kill them which is next to impossible. They are f'n disturbing. At least they dont chirp like normal crickets.
- Either a stupid contractor or residents cut my cable line twice and I had to have Comcast come out and fix it forcing me to take off work. I dont believe the cable box room is locked.
- When I first moved in the management staff (mgt companies has changed twice since then) ignored my requests for the carpets to be cleaned or replaced. There were visible stains in some areas and the bedroom smelled. Also you could see where mold or other issues were just painted or caulked over carelessly. The main vent in the living room was covered in dust. I was told to just vacuum it. Shouldn't you have all of this taken care of before the tenant moves in'
- The apartment is very pet friendly and was billed to me as such. Don't walk in the grass unless you want to step in dog ----.



Overall I don't know what to tell you...I can't recommend the place nor tell you not to rent here. Pretty average at best on a good day. Pretty crappy the rest of the days. The only real good thing it has going for it is the location and vicinity to 95 and 29. They spent money renovating the rental office and put a plasma tv with a few new pieces of equipment in the gym but everything else has seemingly gone down hill. Also to those that don't like noise from neighbors in an apartment building...live on the top floor or buy a house.
