My family left Columbia Town Center (CTC) after only a year. We decided to move even though we are staying in Columbia. We thought carefully whether we should endure the hassle and cost of moving or the irritations of remaining here. We chose to move.
When came to CTC last year we believed that we would get good service. We liked the view of the lake (although most of the floorplans do not have a nice view and waste a lot of space). We liked that we could walk out and hit the trail for a stroll when the fitness center was full or equipment was broken. We liked the parking garage. Unfortunately there were problems.
First, rain leaked through the ceiling in two rooms. CTC maintenance patched the leak after three days and painted over it. In my opinion, it is related to the building shifting or settling on its foundation, which causes a creaking sound in our living room. I attribute the gap below our front and balcony doors to this issue, which allows cold air to come in.
Second, when we moved in we were assigned our two parking spots and given two parking permits. Within a month, CTC unexpectedly stripped us of one permit. This was just the beginning of a year of parking policy changes none of which was properly planned or enforced, in my opinion. Clearly a perceived advantage of CTC would be the parking garage, but if you have more than 1 car, you may be left to your own devices. I??ve been in the office when they are showing the complex to new tenants. In my opinion, they do not represent the parking situation adequately or they don??t have a realistic understanding of the situation. For example, whenever I look there are dozens and dozens of constantly empty ??reserved?? spots available in the garages, yet countless residents who had a pass invalidated are forced to compete with one another and various non-vehicle objects for the handful of open parking spots even though they were promised assigned garage spots when they signed their leases. In our experience approximately 80% of the time the gates to the parking area have been out-of-service and open to the world 24/7. If someone is in your space, you have to call to get a boot put on the tyre, but that doesn??t get the car out of your space for you to park, so then what'
Before you consider moving here, please get them to put the parking policy in writing for you. It didn??t do us much good though, because they can throw in ??subject to change at any time.?? If you have only one car, then it may not be as much of a problem for you.
In my opinion, the situation with parking relates to arbitrary and unpredictable behaviour by the management. Most recently, they changed the billing company for our water/gas/sewer, without notifying residents, until after we inquired. Worse, we have not received bills for 2-3 months now and the last bill was thrice as much as the last one we got for roughly the same period of time.
We expect the management to be competent and trustworthy were we live. In my opinion, that is not the case at CTC. Because the CTC policies change too often with little notice we decided to suffer through another move rather than sticking around for the next unpleasant surprise.
