I've lived in some dumps, KC definitely doesn't fit into that category. However, I've lived in better. In my opinion:

PROs
*Convenient location for commuters, near major highways, easy access to MARC Camden line train (approx 7 minutes to Laurel station), fairly easy ride to Greenbelt METRO (approx 20 minutes)
*Helpful office staff -- I've never had a problem w/ them, and maintenance did a pretty good job responding to our apt issues.
*Wired for Verizon FIOS
*Quiet, nice neighbors - a lot of families & professionals who keep to themselves and don't make much noise.

CONs
*Rent -- way too high for what you receive. Plus the new company REQUIRES renters insurance. Is that even legal???
*OLD, Renovations needed - the appliances, building exteriors, stairs, carpets, windows, ALL need to be upgraded and brought to the 21st century ASAP
*Playground/grounds DIRTY and UNKEPT - I have 2 small kids and I NEVER let them play outside here. KC does not do a good job keeping up the grounds.

This place isn't bad, no rental is going to be perfect, but some changes do need to be made in this place.

This is probably the best assessment of King's Crossing I've read. I've lived here for over a year, and I was going to post a review, but after reading yours I have nothing to add!

Renters insurance is not expensive though.I think we pay a hundred for a whole year.Plus it is just the smart thing to do these days,although it doesn't seem fair it's a requirement.
