I moved in less than a month after the first building opened. The carpet installing mess was not cleanned, nor were the toilets, and the 17 cans of Coor s Light not removed from my refrigerator. Four months later, they finally fixed the hot water in master bath shower problem- the water lines were crossed. How did this pass inspection' BTW the piece of wallboard that was cut out while they fixed the lines is still screwed to a stud on my bedroom wall- never fixed! SEVEN DAYS after signing my lease and moving in, someone finally came to turn on my hot water!!!!! All 27 wall switch plates and plug plates were sitting loose, where they were never tightened after inspection. After 12 days of asking, I did them myself.

I lived here 16 months before all the items on my punch-out list were fixed. The bathroom faucet has been replaced, as has the garbage disposal. The kitchen under sink doors have been open for over five weeks, and the items from there are on the floor and counter, impatiently waiting for the leaky kitchen faucet to be replaced. After the first week, I stopped mopping up the water- I no longer care about the cabinet flooring being ruined. After 14 months of complaining, they finally removed the bushes from in front of my patio- I've had 3 varieties of snakes on my patio, including a 7" blacksnake. When the last/former manager saw the snake pics, she finally got the bushes removed, after hearing complaints about the big black snack being on the walkway on the second floor.

Pond's Edge has a policy of no working on cars- can't even open the hood for windshield fluid, etc. Yet there are garages where guys are always rebuilding cars and one where they are often painting cars a different color (a little chop shop') This July a guy was working on his car at 2am & accidently blew it up!! The sound of the explosion and the flames glowing in the sky were scarey.
The EPA fined this place & put up erosion (black vinyl) fences to keep the run-off from the sand here from going into the nearby woods. I just love looking out the window and seeing 4" high black plastic, LOL.

This building was the first of twelve to be built (I use the term built loosely), and for the first six months we had no place to take our trash. We had to play hide and seek with the construction dumpster (it moved 3 times week) and illegally putting house-hold refuse in with construction waste- totally illegal.

After 17 months, the property management company finally provided master keys for the little boxes at the building entrances. They are required by law to be there so that fire or paramedics people don't have to use an axe to gain access to you apartment in an emergency. Oh, how uncaring can management be- to allow our doors to be axed apart! If I'd had to go to the hospital ER, how would I have felt knowing my door was ripped apart and anyone could walk in my home'

Pond's Edge covers many acres of land. The sand, lack of grass & landscaping problems have happened because no one thought to install a sprinkler system or hose faucets. TOTALLY DUMB! The few times they tried watering last summer, they tapped residents hot water heaters with garden hoses!!! Yet the townhouses and the office/community building have faucets outside.

I rented a "handicapped user friendly" apartment- and the top shelf in my kitchen cabinets is over 7' from the floor & the bottom shelf is 5' 4" from the floor. I understand lots of kitchens are this way. This is not safe, plus the exhaust fan is 26" above the stove & the microwave is above that!

If you're considering moving to Pond's Edge, think about the issues I & others have written about before signing a lease. BTW two months after renewing my lease, I got a letter asking me to bring my first and second leases to the office, as there were no copies there!!! No wonder five managers have been fired in 18 months!

Think twice about moving to Pond's Edge, please!!!!! k6tKKzmJrmATU2ap682S

Why did you renew your lease if you have so many complaints about the place. You must like it there. As for the managers I believed most of them quit because they could not take the headache that came with this company.
